đĄ A little behind-the-scenes work before this Peterborough home hits the marketâŚ
Iâm at an upcoming listing today for a pre-listing home inspection â something I think can be a valuable part of preparing a home for sale.
Why inspect before listing?
It gives the sellers an opportunity to understand the condition of their home before buyers walk through the door. If the inspection identifies maintenance items or concerns, there may be time to address them properly rather than dealing with surprises during negotiations.
It can also allow us to make the inspection report available to prospective buyers, giving them more information about the property upfront.
And in some cases, a buyer who has reviewed the report may feel comfortable making an offer without an inspection condition â potentially helping create a smoother transaction. Buyers should always make that decision based on their own comfort level and due diligence.
Good listings donât start when the sign goes on the lawn. They start with good preparation. đ
Thatâs part of my job as a listing agent: finding potential issues early, helping my sellers prepare, and putting the property in the best possible position when it hits the market.
