Alberta New Home Warranty Basics | teamsenio
As a husband and wife team with 15 years of experience guiding new home buyers, downsizers, and those looking to upgrade, we know how important it is to understand Alberta’s new home warranty rules. Since February 1, 2014, every newly built home in Alberta must be covered by a new home warranty before it can be listed or sold. That warranty coverage stays with the property—even if it changes hands—and starts at whichever comes first: occupancy, permission to occupy, or title transfer. Municipalities will only issue permits to licensed builders with warranty coverage or valid owner-builder exemptions. For homes built after December 1, 2017, builders also need an active licence. Whether you’re buying or selling, you can (and should) search the property registry for warranty details about the home and the builder. We make it our priority to help you feel secure in every step—whether it’s a city home, acreage, or farm—by making sure these details are never overlooked.
