Thanksgiving is a reminder that a home’s real value is not measured only in square feet.

Travel is something I enjoy, and it has taught me that preparing the house properly makes leaving much easier.

Before a fall trip:

* Review your insurance policy’s requirements for an unoccupied home.
* Arrange for a trusted person to check the property.
* Leave the heat at a safe setting.
* Test smoke and carbon-monoxide alarms.
* Check doors, windows and the garage.
* Disconnect exterior hoses.
* Secure loose outdoor items.
* Arrange for mail and parcel collection.
* Leave emergency contacts and access instructions with your designated person.
* Avoid posting detailed travel dates publicly.

Insurance conditions vary, so confirm your property-check requirements directly with your insurer.

If you have improved your home, keep one binder or secure digital folder containing:

* Permits and inspection records
* Contractor invoices
* Product and appliance warranties
* Dates and descriptions of completed work
* Roof, furnace, hot-water tank and air-conditioning records
* Paint colours and flooring details
* Before-and-after photographs
* Receipts for do-it-yourself projects

This documentation cannot guarantee that every renovation dollar will be recovered at resale. It can, however, help your realtor present the improvements accurately, answer buyer questions and tell the home’s complete story.

More choice entered the Lethbridge detached-home market in September.

The latest Pillar 9 figures show:

• 150 new listings
• 105 homes sold
• 315 active listings
• 3 months of supply
• $447,900 median sale price
• 24 median days on market
• 98.5% sale-to-list-price ratio

Active inventory was approximately 47% higher than in September 2025, when 214 detached homes were available. The median sale price was $447,900, compared with $463,000 one year earlier.

For sellers, increased inventory means buyers have more properties to compare. The 98.5% sale-to-list ratio also shows that homes which successfully sold continued to close relatively close to their asking prices overall. Accurate pricing, preparation and presentation remain important.

For buyers, three months of supply provides more selection and potentially more time to compare properties. Conditions can still vary considerably by neighbourhood, home style and price range.

Citywide statistics show market direction. Determining the value of one home still requires relevant comparable sales and an understanding of its current competition.
