From offer to keys: a guide for Alberta homebuyers
With 36 years immersed in Alberta real estate, I know the journey from offer to keys is more than just paperwork. It’s a process that begins with understanding your budget—looking at both mortgage qualifications and the true costs of homeownership. Carefully review the market value, decide on your conditions, and clarify the sale terms before submitting your offer with a firm deadline. Negotiation often follows, along with satisfying those all-important conditions. And don’t forget the details: arranging insurance, utilities, and movers well before possession day ensures a smooth transition. My commitment to integrity and service means I’m always here to help clients navigate each step with confidence.

Canada Needs More Homes to Sustain Affordability
With over three decades in real estate, I've seen firsthand how shifts in housing supply shape affordability for Canadians. Right now, the progress we've made on affordability feels uncertain, as construction of ownership homes is slowing down across the country. Recent estimates show we need between 417,000 and 469,000 new homes started each year to restore affordability to where it was before the pandemic by 2036—yet the gap remains much the same.

Most of the new homes being built in major Canadian cities are rentals, while construction of homes for ownership has pulled back significantly. Even though these additional rentals have helped balance things out, it’s clear that slower population growth has only temporarily improved affordability. The reality is that construction has slowed faster than demand, and when the market picks up, we could be left with an even greater shortfall.

From my perspective—especially working so closely with new home construction—maintaining momentum in building ownership-focused housing is key. This ensures that when demand returns, Canadians aren’t left facing even steeper challenges in finding a home. Integrity drives my approach, and I believe it’s vital we keep this conversation front and center to protect future affordability for buyers and families throughout our communities.

Canadian housing markets show regional diversity
After 36 years in organized real estate, I’ve seen how each Canadian market has its own unique rhythm. Right now, cities like Calgary and Edmonton are seeing things cool off a bit, but steady population growth is still fueling activity in those markets. Over in British Columbia, price declines are making headlines, while Ontario isn’t following one clear pattern. Montreal, meanwhile, is wrestling with affordability as inventory ticks up. Whether you’re looking at residential, new construction, or commercial properties, understanding these regional nuances is key to making confident decisions. I always put integrity at the center of my work, and I’m here to help you navigate what matters most in your next move.

Canadian Home Prices Only Have One Path Forward
After 36 years navigating the ups and downs of organized real estate, I’ve seen how Canadian home prices shape opportunities for buyers and sellers alike. The latest numbers show that housing affordability in Canada has improved for the 11th consecutive quarter, with the index now at 41.3%—a 2.4 point improvement over last year. While rate cuts, some price adjustments, and rising incomes have helped, homes remain out of reach for many, with prices still hovering near record highs. For those considering a move—whether it’s into a new home, a revenue property, or even the commercial side—understanding these trends is essential. My commitment to integrity and my experience in all aspects of real estate are always here to help you make sense of this evolving market.

RBC: Housing recovery is coming, but don't expect a boom
After 36 years in organized real estate, I’ve learned to pay close attention to the subtle shifts in our market. Recent data from RBC points to a housing recovery underway in Canada, with resales picking up, inventory levels holding steady, and price declines slowing down. While we’re unlikely to see a dramatic boom, the forecast suggests a modest uptick in 2027, driven by pent-up demand and improving affordability—even if we encounter a bit of a slowdown in 2026. I always keep my clients and referral partners informed about these trends, because trust and integrity are the foundation of my work. Staying ahead of these market movements allows me to guide you with confidence, whether you're considering a move, an investment, or just keeping an eye on the local real estate landscape.
