The July numbers for London and St. Thomas are in, and the story is about choice rather than price.

686 homes sold last month. The average sale price came in at $603,006, which is almost exactly where it sat in June, about $3,600 apart on more than $600,000.

What actually changed is supply. Active listings hit 3,367, the highest July level in a decade, and inventory rose to 4.9 months. The sales to new listings ratio climbed to 44.5 percent, which puts the region right at the edge of balanced conditions.

Detached homes averaged $649,459. Townhouses came in at $470,003 and condo apartments at $353,621.

Buyers have more to look at than they have in years. Sellers are taking a little longer, with median days on market moving from 25 to 30.

Since 2015, the price of a typical home shot straight up while the average paycheque barely moved. At the 2022 peak a home cost 13 years of a full household income. Even after prices came down, we are still sitting at almost 9 years today. It used to be closer to 5.

The two lines used to sit right on top of each other. Now look at the gap.
