Think being self-employed means you can't get a mortgage? Think again. Here's your checklist:

✅ 2 years of tax returns — Lenders want to see consistent income. Have your Notice of Assessments (NOAs) ready.

✅ Keep your books clean — Organized financials show lenders you're serious. Work with a good accountant.

✅ Watch your write-offs — Deductions lower your taxable income, which can lower how much you qualify for. Balance is key.

✅ Save a strong down payment — 10–20% shows stability and gives you more options.

✅ Get pre-approved early — Know your number before you start looking. No surprises.

✅ Lower your debts — Pay down credit cards and loans to improve your debt-to-income ratio.

✅ Talk to a mortgage broker — Brokers have access to lenders who specialize in self-employed buyers.

🎂 Happy Natal Day, Nova Scotia!

Did you know? Today's holiday literally means "Birthday Day." The word "natal" comes from the Latin natalis — meaning "of or relating to birth." It's been celebrated in Halifax and Dartmouth since 1895, making it one of the longest-running civic holidays in Atlantic Canada.

So what are we celebrating? The founding of our communities — the birthday of the places we call home.

🏡 Here's what buyers and sellers should know:

Natal Day is a civic holiday, not a statutory holiday — but it still affects your real estate timeline. The Land Registry Office, the Nova Scotia Real Estate Commission, and most law offices are closed today. That means no deed registrations, no closings, and no key handovers.

If you're in the middle of a transaction and your closing date falls on or near a civic holiday like today, talk to your agent and lawyer early to plan around it. A one-day delay can ripple into mortgage funding and possession timing.
