The main issue is the inventory. At any given time, this town has only a few homes for sale — not dozens, just a handful. Therefore, the typical relocation strategy of flying in, viewing eight houses, and choosing one simply doesn’t apply here. You might only find three homes that fit your criteria, with one being the one you truly want.

This situation changes your approach:

→ The price range varies widely. A two-bedroom house in town and a four-bedroom home on the waterfront belong to completely different categories, and the “average price” you found online may not be helpful. It’s crucial to evaluate each property individually.

→ Waterfront properties carry a premium that deserves careful consideration. A scenic view is not the same as having deep-water access, and a wharf that cannot be legally rebuilt isn’t the asset it may seem. I’ll help you assess these factors before you get too attached to photos.
