Toronto Homeowners Choose Renovation Over Moving
Lately, many Toronto homeowners are choosing to renovate instead of moving, especially when space or lifestyle needs shift. With sales slowing and prices softer, it’s understandable—hanging onto a lower mortgage rate and sidestepping land transfer taxes, agent fees, and market uncertainty can tip the scales toward staying put. I’ve noticed increasing renovation inquiries—up 10% in just a year—and costs for projects like basement remodels have jumped, now ranging from about $40K to $70K in some cases. Of course, it’s important to plan for possible material cost swings, skilled-trade shortages, and those unexpected surprises in older homes. The renovation route often suits families who love their neighbourhood but need a refreshed layout. If you’re considering this path, a realistic budget, a 10-20% contingency, and a clear project scope are key, along with finding the right team to bring your vision to life. Renovating can be a smart way to build equity while staying rooted in the community you love—something I always aim to help my clients achieve.

Toronto Listings Fall Faster Than Sales
Curious about what’s really happening in the GTA real estate market as fall unfolds? In late Q3, home sales in Toronto came in at 5,040—about 9% lower than last year—but new listings dropped even more sharply, down 14% to 16,500. That means the balance between sales and new listings tightened a bit, with the ratio nudging up to 31% from 29%. Still, this shift is more about fewer options than increased demand. Average selling prices slipped by roughly 5% compared to last year, both in standard and benchmark pricing. By the end of Q3, there were 26,100 active listings—a 9% decrease—leaving inventory at just over five months’ worth of sales, almost the same as last year. On average, properties sold in 34 days, but if you look at the full listing history (including relists), the true exposure was closer to 51 days. That shorter timeline you might see doesn’t always tell the full story. While the raw average price ticked up month-over-month to $1.01M, the adjusted numbers show a slight dip, reflecting a market where smaller inventory means more careful price reviews—not necessarily higher asking prices. As always, understanding these nuances is key to making confident real estate decisions.

Office-to-Residential Conversions Continue to Shape Canadian Cities
It’s remarkable to see more than 10 million square feet of Canadian office space transitioning into roughly 17,000 new residential units. This wave of office-to-residential conversions is truly shaping our urban landscapes and supporting revitalization in many cities. Each region is approaching these projects differently—demand for newer, prime office spaces is growing, while older buildings are being given a fresh purpose as homes. As someone who helps clients navigate their next move and build equity, I’m keeping a close eye on how these changes are opening new possibilities for urban living and investment.

Toronto Homebuyers Gain Opportunities as Prices Ease Again
September brought another slight dip in Toronto home prices, now at $924,600—down 0.5% from last month and 4.7% year-over-year. Sales activity also eased, dropping 5.2%, with new listings seeing a 3.8% decline. It’s clear that higher borrowing costs and lingering economic uncertainty continue to shape our market. As someone who’s guided clients through every kind of market shift, I know how important it is to stay informed and keep your long-term goals in focus. Every move is unique, and building equity takes planning—just as many of my clients have shared from their own experiences.

The Toronto housing market has been shifting, with sales dipping by 2.1% and new listings down 14.1%, which has really tightened available options for buyers. We've also seen average home prices decrease by 4.5%—now sitting around $993,410—impacting condos, townhouses, and single-family homes alike. As someone who guides clients through these evolving trends at CENTURY 21 King's Quay Real Estate Inc., I know how important it is to stay informed and make decisions that help build your equity, no matter which way the numbers move.

Toronto Housing Market Sharply Reverses
Toronto’s real estate market has seen a significant shift, with inflation-adjusted home prices falling about 10% over the past year—the sharpest reset among major global cities. Benchmark values have softened too, with the composite home-price now down roughly 5% year-over-year (seasonally adjusted), bringing the average price close to $931,000. While central condo affordability may look improved when measured by income, the full picture—factoring in mortgage interest, maintenance, taxes, and risk premiums—shows that owning still costs well above renting. As a REALTOR® who works with many clients navigating these choices, I see how this environment creates both challenges and opportunities. There’s a narrow window for buyers: prices are softer, but things could tighten again if demand rebounds before supply catches up. With Toronto needing to boost annual housing starts by at least 50% over the next decade to reach 2019 affordability levels, it’s clear that supply remains a key issue. If you’re considering your next move or simply curious about how these shifts could affect your equity, I’m here with real-time insight and experience to help guide your decisions.

Toronto Condo Supply Faces Tariff Exposure
Toronto’s condo market is facing a unique set of challenges right now. As trade disputes continue to impact construction costs, we’ve seen a clear slowdown in new condo starts, making our supply even more sensitive to shifts in material prices. According to a federal construction index, the cost of fabricated metal rose 2.1% last quarter. This is especially significant in Toronto, where many developments rely heavily on steel. Structural steel costs alone increased by 1.8% over the same period, adding more pressure to already tight margins. With fewer new condos being built, our local market is feeling the effects of these rising costs more than ever, leaving us exposed to unexpected price swings. For buyers and sellers alike, understanding these factors is key to making informed decisions in today’s environment. As someone who has helped many clients navigate Toronto’s changing landscape, I always keep a close eye on these trends to support your next move and long-term equity goals.

Vancouver and Toronto Offer New Opportunities for Homebuyers
It's been a pivotal year for Toronto and Vancouver’s real estate landscapes. Toronto has experienced an 11% decrease in housing prices over the past year—the steepest drop among 23 major cities—bringing values close to 30% below their peak. Vancouver, too, has seen a 10% annual decline and is down 20% since 2022. Factors like elevated interest rates, the foreign-buyer ban, and increased inventory are reshaping what used to be considered Canada’s most robust markets. As someone who guides clients through these shifts every day at CENTURY 21 King's Quay, I know how crucial it is to understand these changes when considering your next move or thinking about growing your equity. More adjustments are likely ahead, so navigating with up-to-date insights is key.

Toronto Housing Market: New Opportunities Amid Recent Shifts
Toronto's real estate shift has been striking—once the world's strongest housing market, it’s now among the weakest. Inflation-adjusted home prices in both Toronto and Vancouver have dropped by about 10%, which is the largest decline seen across 23 major global cities. Even though prices are lower than their previous peaks, the cost of owning a home remains high. Nationally, prices have fallen to their lowest point since 2023, largely because of limited housing supply. In my work with CENTURY 21 King's Quay Real Estate Inc., I see firsthand how these changes are affecting buyers and sellers alike, and I’m always here to help clients navigate these evolving trends as they consider their next move.

Toronto Buyers Are Combining Condo Units
Interesting developments in Toronto’s presale condo market: rather than catering to quick-turn investors, some projects are now focusing on buyers who truly want to live in these homes. I’ve noticed this shift firsthand—take the boutique project near Yorkville and the Annex, which is about 40% sold. Many buyers are combining smaller suites to create larger, more personalized spaces, with homes averaging around $3M before customization. In north Toronto, another project responded to demand by reducing the number of planned units to about 500, allowing for more spacious layouts, including two- and even three-bedroom options. Both projects are appealing to those looking to downsize without sacrificing luxury or livability, and buyers seem willing to wait for the right fit, even if sales move at a more deliberate pace. One of these projects is moving forward with its own capital despite modest presales, while the other aims to start construction in 2027 after meeting financing targets. It’s always fascinating to watch how the market adapts to real buyer needs and priorities. If your next move is about comfort, space, and building equity, there are more options than ever to consider.
