TRREB‘s Market Watch Report for August 2026 Now Released 👀

The number of homes available for sale in August 2026 was down noticeably compared to last year in the Greater Toronto Area (GTA). Following this trend, home sales also edged lower, as the number of transactions was arguably limited by less choice in some neighbourhoods. Less choice and more competition between buyers could ultimately result in renewed price growth in the months ahead.

GTA REALTORS® reported 5,057 home sales through TRREB’s MLS® System in August 2026 – down 2.1% compared to August 2025. New listings entered into the MLS® System amounted to 12,075 – down by 14.1% year-over-year. On a seasonally adjusted basis, August 2026 home sales were down slightly month-over-month compared to July 2026, while new listings were up.

The MLS® Home Price Index (MLS® HPI) Composite benchmark was down by 4.5% year-over-year in August 2026. The average selling price, at $993,410, was down by 2.7%. On a month-over-month seasonally adjusted basis, MLS® HPI Composite was essentially flat compared to July 2026. The average selling price edged up over the previous month.

📣On Sep 2, 2026, Bank of Canada holds policy rate at 2.25% on the Sixth Announcement of 2026 Canada Policy Interest Rate

The Bank noted that global economic growth remains resilient despite geopolitical challenges, but higher energy prices, new U.S. tariffs, and Canadian counter-measures are creating significant uncertainty. Financial conditions have also tightened, with long-term bond yields rising globally.

Canada’s economy showed a stronger-than-expected rebound in Q2, with GDP growing 3.3% after weak growth in Q1. The recovery was broad-based, supported by stronger consumer spending, housing activity, exports, and business investment. Labour market conditions have also improved, with the unemployment rate falling to 6.4% in July, although demand for workers remains relatively weak and the economy continues to have excess capacity.

Overall, the Bank sees signs of a broadening Canadian economic recovery, but remains cautious due to elevated uncertainty. In particular, U.S. tariffs and the possibility of further trade measures could threaten the sustainability of the recovery, while higher energy prices continue to put pressure on inflation.
