Before you think about replacing it, try this: on a windy day, hold your hand around the frame to find where the air sneaks in, then press self-adhesive foam weatherstripping along the gap — it costs a few dollars and goes on in minutes. For gaps on the outside frame, a bead of caulk does the job. And check the lock: a window that does not pull shut tight will leak no matter what you seal. Small fix, warmer rooms, lower heating bill. Oct 28 rate decision: a hold is back in play 🏡

September inflation came in at 3.1% today, but core inflation eased — median at 1.9% and trim at 1.8% — with no broadening, even as energy pushed the headline up.

That's why markets are now pricing about a 78% chance the Bank of Canada holds at 2.25% on Oct 28, with December still live if energy stays high. TD Economics put it simply today: "no jump scares" in September.

Buyers have leverage — but not unlimited choice 🏡

September's GTA numbers point to buyer's territory: the sales-to-new-listings ratio was about 37.5% to 37.8% for the GTA, below the 40% to 60% range that usually signals a balanced market.

Sellers pulled back too — TRREB reported new listings fell 14.4% to 16,500 in September, and active listings dropped 9.3% to 26,131.

🍂 As the nights get colder here in the GTA, mice start looking for a warm place to spend the winter — and a mouse can squeeze through a hole as small as a dime.

This week I'm doing a slow lap around the house checking the spots we forget: gaps around pipes and vents, small cracks in the foundation, and the seal under the garage door. A little copper mesh, steel wool, and exterior caulk now can save a much bigger headache (and bill) later.

It only takes about 20 minutes, and it's some of the cheapest fall maintenance there is.

📊 A big jobs number just changed the rate conversation.

Canada lost 68,300 jobs in September, and unemployment rose to 6.5%. Economists who were talking about a possible rate hike are now almost unanimous: the Bank of Canada holds at 2.25% on October 28, likely through year-end.

📊 Rate watch, with the Bank of Canada's next decision coming Oct 28.

The policy rate is holding at 2.25% — seven straight holds — but fixed mortgage rates have been climbing as bond yields hit 52-week highs. Five-year fixed is around 4.59% now, while variable sits near 3.45%.

Translation: if you're buying with a fixed rate, waiting could cost you. And with inflation sitting near 3%, a hike isn't off the table.

Your furnace works less, your bills drop, and the house just feels better. Walk around with a lit candle on a windy day — where it flickers, you have got a leak. Small fix, big comfort.
