Q3 ended with a soft, buyer-friendly market, although inventory tightened compared with earlier in the year.

Sales: September GTA sales were 5,040, down 9% YoY. July was down only 0.9% and August 2.1%, so momentum weakened noticeably by quarter-end.

Prices: September average selling price was $1.006M, down 5.1% YoY.

Listings: September new listings fell 14.4% YoY to 16,500. July and August also saw substantial declines in new listings, tightening available supply.

Condo: Condo prices remain under pressure. Q2 average condo price was $635K, down 7.5% YoY, although sales increased 8.8% and inventory declined—an indication that the condo market may be moving toward stabilization.

Main driver: Economic uncertainty, employment concerns, inflation and borrowing-cost expectations are keeping many buyers on the sidelines. TRREB says there is still substantial pent-up demand.

Q3 2026 The notable development is that inventory is tightening, which could limit further price declines if buyer confidence improves this fall.

Average selling price: $993,410, down 2.7% YoY
Benchmark price: $925,900, down 4.5% YoY
Sales: 5,057, down 2.1% YoY
New listings: 12,075, down 14.1% YoY
Active listings: about 24,500

Prices were roughly flat month-over-month on a seasonally adjusted basis, while the average price edged up from July.

What this means right now!

The GTA is still below last year’s price levels, but the market has become somewhat tighter because listings have fallen faster than sales. This reduced supply could contribute to price stabilization or renewed growth if the trend continues.
