Canada Housing Just Got More Interesting
We're seeing some renewed momentum in Canadian home sales, though it’s clear that buyers are still weighing their options—activity overall is still trailing last year. What stands out right now is the shift in the balance: while new listings are dipping, sales are improving, which means supply and demand are edging closer to equilibrium. For buyers, restrained price growth brings a welcome sense of stability, rather than the abrupt correction many feared. Of course, regional differences are as important as ever, and that makes choosing the right market all the more crucial. As someone who takes pride in providing local market insights and guiding clients through every step, I’m always here to help you make sense of these changes—whether you’re buying, selling, or just keeping an eye on the trends.

Canada’s Affordability Streak Hits 10 Quarters
Affordability in Canada’s real estate market has now stretched to a 10-quarter streak—a trend that’s shaping many of the conversations I’m having with clients right now. With mortgage rate relief fading from the spotlight, the real focus has shifted to what matters most for buyers and sellers: home prices and income growth. Economists predict that, over the coming year, mortgage rates will likely hold steady or tick up, so any improvement in affordability will depend more on price stability. Slower population growth could help ease demand and keep prices from surging, while a strengthening labour market is expected to support household incomes. Still, without a sustained moderation in home prices, future affordability gains may be modest. Each market tells its own story—what’s happening in Vancouver and Toronto can look very different from Calgary or Edmonton for both buyers and sellers. As your local resource, I’m here to help you interpret these trends and make informed decisions in your unique market.

Canada Data Week Sharpens Housing Outlook
This week, we’re seeing some key updates that could impact our local housing market and shape the decisions buyers and sellers face in the months ahead. Fresh data on inflation, housing, and trade are coming in, while a looming tariff deadline has everyone watching closely—nearly US$20B of Canadian exports could soon face steep US tariffs of around 50%, with negotiations still up in the air.

At the same time, early Q3 numbers for inflation and home sales are fueling the conversation about whether the Bank of Canada might raise its rate again or keep things steady through 2027. It’s notable that a major real estate group has just revised its 2026 forecast, now projecting national sales to dip this year rather than show modest growth. Alongside this, new figures on housing starts, retail sales, and lending trends will offer more insight into construction activity, consumer spending, and credit conditions.

As your local real estate resource, I keep a close eye on these market shifts to help you make confident decisions—whether you’re looking to buy, sell, or simply stay informed. My goal is to offer trusted guidance and up-to-date insights so you always feel supported at every step.

GTA housing market tightens in July
July 2026 brought a noticeable shift in the GTA resale housing market, with tightening conditions reflected in both buyer and seller activity. Home sales dipped by 0.9%, while new listings saw a significant decrease of 17.8%. Condo sales held relatively steady with a 0.1% decline, and townhome sales dropped by 2.7% overall—though interestingly, Toronto townhome transactions rose by 8.7%. Both prices and the Home Price Index edged downward. Staying informed about these local changes is essential; understanding the numbers helps you make confident decisions, whether you're thinking of buying, selling, or simply planning ahead. My commitment is to provide you with local market knowledge and trusted guidance so you always have clarity, no matter how the market shifts.
