GTA Homebuyer Competition Weakens Further
Buyer competition in the GTA is softening further this quarter. In Mid-Q3, only 2% of qualifying neighbourhoods found themselves in overbidding territory, down from 3% in Early-Q3. Out of 267 qualifying GTA neighbourhoods, a striking 97% were underbid and just 1% sold at asking—clear signs that bidding wars have become rare across the region. The gap between condos and single-family homes is also shrinking: 95% of single-family neighbourhoods and 98% of condo neighbourhoods saw underbidding. One economist even noted that Mid-Q3 was among the quietest periods for GTA real estate, typically translating to less competition for buyers. Of the 4,200 homes sold in Mid-Q3, 79% closed below asking price, compared to 78% earlier in the quarter, as single-family homes began reflecting softer demand too.

As someone who is passionate about helping people find the right home, I’m seeing firsthand how these shifts can create new opportunities. Whether you’re considering a move or simply want to understand where the market stands, I’m here to guide you every step of the way.

Toronto Homebuying Tips for First-Time Buyers
Navigating Toronto’s ever-changing real estate market as a first-time homebuyer can feel overwhelming, but I’m here to help you make sense of it all. I always encourage my clients to keep a close eye on prices, trends, neighbourhood options, and upcoming developments—these factors can truly shape your experience and investment. Setting a realistic budget is crucial; remember to account for a 20% down payment, as well as closing fees, taxes, insurance, and inspection costs. When selecting a home, consider not only the type and location but also amenities, inspection results, and the property’s long-term value. Exploring mortgage options—whether fixed, variable, or government-backed—and getting pre-approved can make your search more efficient and give you peace of mind about affordability. I also recommend bringing in a trustworthy real estate lawyer, completing a title search, and including moving and utility costs in your plan. With personalized guidance and a focus on your individual needs, I’m committed to making your first Toronto home purchase a rewarding adventure.

Toronto Housing Market | 2026 Home Prices
As someone who is passionate about helping clients navigate the Toronto real estate landscape, I’m keeping a close eye on the latest market shifts. This year, we’ve seen a 2.1% dip in sales and a notable 14.1% decline in new listings, which has tightened the supply across the city. The average home price has adjusted as well—down 4.5% to about $993,410. Condos, townhouses, and single-family homes have all experienced price declines. It’s more important than ever to have a trusted guide by your side to interpret these changes and help you plan your next move with confidence. Every market tells a story, and I’m here to help you write yours.

Toronto Listings Fall Faster Than Sales
The GTA real estate market in late Q3 saw some interesting shifts: home sales reached 5,040, down about 9% from last year, but new listings dropped even more sharply to 16,500—a 14% decline. This nudged the sales-to-new-listings ratio up slightly to 31% from 29%, but that’s more about fewer homes coming to market than a surge in buyers. Average selling prices and benchmark pricing both slipped by roughly 5% year-over-year. At the end of Q3, active listings stood at 26,100, also down 9%, leaving inventory at around 5.2 months of supply—almost the same as last year.

What’s meaningful for buyers and sellers: the average home took 34 days to sell, but when you look at the full property history, the timeline stretches to 51 days due to relisting. So, the visible ‘days on market’ might not tell the whole story. While the raw average price ticked up month-over-month to $1.01M, adjusted figures actually edged lower. With slightly less inventory, it’s not about higher asking prices, but rather about thoughtful reviews of comparables for anyone thinking of making a move.

My passion is helping clients make informed, confident decisions—especially when the market is in flux. If you’re considering your next step, I’m here to offer guidance and insight every step of the way.

Toronto Homeowners Choose Renovation Over Moving
Lately, I’ve noticed more Toronto homeowners considering renovation instead of moving. With slower sales and softer prices, many families are rethinking whether to list their homes—especially if they’re just looking for extra space or a shift in lifestyle. The decision often comes down to keeping those lower mortgage rates and steering clear of land transfer taxes, agent fees, and the uncertainty about where prices will settle.

Contractors have reported a 10% increase in renovation inquiries this year. Of course, the costs aren’t what they used to be: some projects are running $15,000 to $25,000 higher than last year, and basement remodels now range from $40,000 to $70,000. Even so, for those who truly love their neighbourhood, renovating can be a smart way to adapt your space without sacrificing what matters most.

If you’re thinking about a renovation, it’s important to plan for fluctuations in material costs, possible skilled-labour shortages, and those hidden surprises that older homes like to throw our way. Permit delays and being without a full kitchen or bathroom for weeks are also realities to keep in mind. Setting a realistic budget, including a 10–20% contingency, and working with experienced professionals can make all the difference. For many, a well-planned renovation is the perfect solution to stay rooted in the community you love while reimagining the space you call home.

GTA Homebuyers Enjoy More Choices with Longer Listings
Lately, I’ve noticed that homes across the Greater Toronto Area are taking quite a bit longer to sell than just a couple of years ago. In fact, properties are now staying on the market 3-4 times longer than they did back in 2022, with condos averaging 36 days before finding their new owners. With more listings available and buyer demand a little softer, this shift is affecting all types of homes. As someone who’s passionate about guiding clients through the real estate journey, I always keep a close eye on these changes. Every market has its own rhythm, and understanding these trends is key to making confident decisions, whether you’re buying, selling, or investing.

Vancouver and Toronto Offer New Opportunities for Homebuyers
It’s remarkable to see how much Vancouver and Toronto’s real estate landscapes have shifted in the past year. Toronto has experienced an 11% drop in home values—the steepest decline among 23 cities surveyed—with prices now nearly 30% lower than their peak. Vancouver isn’t far behind, down 10% year-over-year and 20% since 2022. Factors like higher interest rates, the foreign-buyer ban, and increased supply are shaping this new chapter, and further adjustments are predicted. If you’re considering your next move—buying, selling, or investing—it’s more important than ever to have the right guidance and up-to-date insights. I’m committed to helping you navigate these changes with personalized advice and dedication to your unique goals. Let’s make your real estate journey a positive one, no matter where the market stands.
