Closing Day

This family first found me online back in 2023.

We looked at several homes together, but at the time, they didn’t find the right one. They decided to put their plans on hold until interest rates and their job situation improved. Before we parted ways, they told me that when they were ready, they would call me again.

I kept them in my system, and over the years they continued receiving listings from me.

A couple of months ago, I finally got that call. They were ready to start looking again.

And today, almost three years after we first met, they’re getting the keys and moving into their new home.

Sometimes the timing just has to be right. I’m glad they waited until they were ready, and even more grateful that when that time came, they remembered me.

The first two homes my buyers liked were listed within their price range, both with offer presentation dates. Based on the comparable sales, I expected both to sell beyond their budget. And they did.

So we changed our approach.

I showed them this renovated 3+1 bedroom semi-detached bungalow. It was listed above their budget, but it had also been sitting on the market for over 50 days.

Instead of being discouraged by the asking price, we saw an opportunity. We negotiated and were able to purchase it within their budget.

So happy for this family. Congratulations to my buyers!

Buyer tip: Don’t automatically skip a property just because it’s listed slightly above your budget. Sometimes a home that has been sitting on the market longer can offer a better opportunity than one priced to attract multiple offers.

Listening to our conversation, I thought it was worth sharing. Buyers naturally want the best deal, while sellers want the best price for their property. But asking price and actual value aren’t always the same thing.
