🟦 New listings dropped to 14,442, a 16.7% decrease year-over-year, tightening supply
🟦 Home prices were lower than last year, helping improve affordability heading into spring
🟦 The average home price was about $1,017,796, down 6.7% year-over-year
🟦 The MLS benchmark price fell 7.4%, showing an overall price decline across the market
🟦 Compared to February, both sales and listings increased, with sales rising slightly faster

Spring 2026 Market Outlook: Calm, Cautious, and Opportunity Driven

Heading into spring, the market feels more calm than competitive and that’s largely because buyers are still moving carefully. Job uncertainty and trade tension, including tariff headlines, have kept confidence subtle.

The upside for buyers is choice. Inventory has been elevated in many GTA segments, which means more options, more negotiating room, and less pressure to “rush or regret.”

A strong * committed buyer agent can also build in smart conditions for protection and proper due diligence, and in a slower pace market, it’s reasonable to view a home more than once before committing.

That said, the best homes are still getting rewarded. Properties that show beautifully, are staged strategically, and are priced right are attracting attention and in some cases even generating multiple offers, despite the softer backdrop.

On the seller side, the deals that are happening are the healthy ones. Motivated sellers are pricing in line with today’s conditions, which is why fair market value sales are still moving through.

For Move-up Buyers, there’s an interesting tradeoff: you may not get the peak price you once imagined for your current home, but many are finding they can buy the next home at a relative “bargain” compared to the last few years.

One extra factor to watch: mortgage renewals. The Bank of Canada expects a significant amount of mortgages to renew in 2026, and many renewals are facing higher payments, which can add listings and keep pricing pressure in check.

Overall, this spring market is expected to remain calm due to both local and international uncertainty. While it is always difficult to predict exactly where prices will move next, there is currently no clear catalyst pointing to a price rebound.
