The countertops usually get the attention during a showing. The layout is what you live with.

Where do the bags and shoes land? Can the person making dinner still be part of the conversation? Is there one room with a door? Can a space change jobs as your family changes?

None of that is especially exciting in listing photos. You will notice it every day once the boxes are unpacked.

The concern isn’t one headline. It’s what happens when three pressures start working together.

First, how banks respond to homeowners who are stretched, and whether there is meaningful room for leniency.

Second, the normal increase in fall inventory could arrive alongside listings from homeowners facing real financial pressure.

Third, demand may not keep pace with that added supply. More homes available with fewer ready buyers can create a difficult mix.

That could keep conditions uneven through mid-to-late spring 2027. It does not mean every neighbourhood, property or decision will follow the same path.

Falling interest rates and more level year-over-year comparisons may eventually change the public narrative. But if you are making a move now, your plan still needs to be based on today’s conditions, your actual numbers and the options available to you.
