Three showings doesn’t mean you owe anyone an offer.

Gord’s first home-buying experience involved three townhouses he didn’t want, a parked car beside a lake and an agent asking which one he was buying.

I had a few questions. Mostly about the lake.

The experience stuck with him for a much better reason, though. He knew he never wanted to make his own clients feel pressured like that.

Buying a home is a big enough decision without feeling like you have to say yes just because someone showed you a few places. If it isn’t the right house, we keep looking.

Port Credit has a Halloween fashion show for dogs, and I’m not sure the rest of us can compete.

There’s also a family dance party on Friday and trick-or-treating at local businesses on Saturday, so you can make a weekend of it with the kids.

Getting approved for $1.5 million doesn’t mean you need to go shopping for a $1.5 million house.

The bank has done its math. Now we need to do yours.

Mortgage payments, property taxes, utilities, insurance, maintenance. Then add the rest of your life: kids, groceries, car payments, travel. Ideally, we’re not putting all of that on pause so you can have a bigger kitchen.

This is a conversation I have with clients all the time. What are you comfortable carrying every month, and what happens if those costs go up?

Work backwards from that. Your budget might land below your approval, and that’s completely fine. You don’t get a prize for spending the whole thing.

Whether it’s your first home or your next one, let’s figure out what works before you fall in love with the house.

Helping families move up is our bread and butter. It’s why we created the Move & Grow Method.

Usually, the conversation starts with “we need more space.” Then we get into what that actually means. Somewhere to work with a door that closes? Room for the kids to spread out? A kitchen where opening the dishwasher doesn’t stop all traffic?

That’s what this round of This or That was about. Not just a bigger house, but a home that works better for your family.

I’m weighing in on your votes—and yes, I have opinions.

Found a perfect new spot to drink coffee and call it work.

Dani and I have been making .portcredit a regular stop. An espresso shot for me, a vanilla latte for her. Mine’s usually gone before we open the laptops.

It’s become a regular spot for the team to meet up, grab a coffee and get a few things done. The matching hats were not a requirement, but here we are.

I’m always telling people how much I love Port Credit, and places like this are a big part of why. Happy to put my coffee money where my mouth is and support the local businesses that make this neighbourhood what it is.

Stop by and give them some love. I’ll be working there tomorrow morning, so if you’re in the area, come say hi. You’ll find us at 285 Lakeshore Road East.

“I'm pre-approved, we're good.”

Okay, love that. But what did they actually look at?

Did someone go through your income documents? Or did you have a quick conversation, give them a number and get a rate held?

Because those can leave you in two very different positions when you find a house you want to buy.

Tom gives a good example here. You say you make $100,000. Your salary is $75,000, and the rest is a bonus you're expecting. The bank might not be able to count that bonus. Now the budget you've been shopping with could be a different story.

And I'd much rather sort that out before you're calling me saying, “Trev, this is the one.”

Get the paperwork in early. Ask what's been checked and what still needs approval. Please don't take “pre-approved” to mean you can go firm on anything you like.

If you’re condo shopping near Square One, don’t scroll past this one because the kitchen isn’t brand new.

I know. The renovated ones photograph well. But have you tried fitting your furniture in them?

At 701–350 Rathburn, you’ve got 859 square feet, with separate living and dining areas. Bring the couch. Bring the dining table. We don’t have to choose favourites.

There’s a walk-in bedroom closet with built-in shelving and a separate laundry room too. The laundry will still be there tomorrow, but at least you don’t have to look at it tonight.

You’re on the quieter edge of City Centre, close to Square One, Celebration Square and the Living Arts Centre. Groceries are directly behind the building. Very helpful for those of us who go in for three things and remember two.

Now, the finishes are largely original. I’m not going to tell you otherwise. If picking out your own kitchen sounds like fun and location and layout are high on your list, this one deserves a look.

Gordo sold his house at a loss… and bought a bigger one. Not exactly how you’d draw it up, right?

But the bigger house had come down in price too. So even though he took a hit on the sale, the difference to move up was smaller.

Was he nervous? Absolutely. Thought they’d be eating Kraft Dinner for years 😂

I think this gets missed when we talk about a down market. You get so focused on what you’ve lost on your house that you might not look at what’s happened to the one you want to buy.

Does that mean go buy a bigger house? No. You still have to be comfortable with the mortgage and what it costs you every month. But it’s worth doing the math on the whole move before ruling it out.

Four offers. Bully offers. Homes selling over asking. Been a while since we’ve heard much of that.

We’re seeing it again on certain homes, but I wouldn’t start celebrating a market comeback just yet.

Gord put it well: the price has to make a buyer think, “If I don’t go see that now, somebody else will get it.”

That doesn’t mean you’re giving your home away. It means the price makes sense to the buyers who are out there right now.

Turnkey detached homes, especially for people looking to upsize, are getting attention. Condos? A very different conversation. It’s a grind.

If you’re thinking about a move, we need to talk about what’s happening with the type of home you’re buying or selling. The headlines won’t tell you the whole story.
