Double Edge Advantage Realty Double Edge Advantage Realty is the father-and-son real estate team of David & Tyler Sabados, helping relocators buy, sell and invest in the Moncton area.

I was born and raised in a small-town Northern Ontario called Manitouwadge.Google it I always wanted to join the Army and serve this country. It was a desire founded to my core. So at the age of 18, I began my service in the Canadian Armed Forces. During my long career, I’ve moved many times over vast distances. The process was always stressful, with a short timeline to get everything done. Over the span of 30 years, I’ve dealt with many realtors. While many were great, some were not. I often only had 7 days to fly/drive to my new location, find a home and complete all the logistics before heading back. As you can imagine, 7 days isn’t much time to familiarize yourself with an area, choose a good neighbourhood and buy a place. It’s a lot to take on in a really short period of time. I needed a real estate agent that would dedicate their efforts to my needs for that week. We had to work as a team to I had a successful house-hunting trip, as we call it. This didn’t always happen and so I was often in the lurch. My vast experience prepared me a little but I couldn’t do it on my own. I had to rely on my REALTOR® to guide and advise me. Some agents treated me as an “in-the-bag” sale since I didn’t have a choice in the matter. If they didn’t do their due diligence and research before I arrived, it was left to me to squeeze it in somehow. This ate up valuable time and left me feeling uncared for. I needed all that leg work and research done before I arrived. This would help me put my limited time to good use so I could make the best and most informed decision on purchasing a home. This also needed to be coordinated with the sale of a home in my current location. Needless to say, sometimes the stress level was more than desired during these moves. During my final move, my real estate agent mentioned in passing that I would do well as an agent. She found me to be personable and solution based. It never really stuck with me until I saw the ad that day for real estate agents. When I finally retired at age 48, choosing Moncton as my forever home was easy. We were posted here for 7 years and loved the community and atmosphere. At first I decided that working in the security field would keep me satisfied and busy enough. But I found myself one morning on a graveyard shift at 2 am thinking to myself. “Is this now my life?” I thought back to the comment about becoming an agent and the ad that I had seen. I finally decided that I wanted to be my own boss. To have a business in this industry. One that made a difference in the lives of people transitioning across the country. I realized that I understood the challenges and unique aspects of their situations. I knew that I could create a much easier and more enjoyable experience for them because I’d been through it myself so many times. Using my vast experience in long-distance moves and intimate knowledge of the area to make the entire process simple for you. Using that knowledge, I’ve designed systems equal to none. My goal is to ensure a successful long relocation move, keeping in mind how important it is to have all the right information for your decision. Incorporating features such as virtual tours of homes and neighbourhoods of your choice so you can start preparing well ahead of time. My mission is to cater to your needs and concerns in a new place you may have never even visited before. Together we will ensure that no stone is left unturned in your journey.

Want more space without making your Moncton, Dieppe, or Riverview commute unrealistic? 🏡

For some Greater Moncton buyers, the goal is not just a bigger house. It is more land, more privacy, a larger garage or workshop, better storage, outdoor space, or room for hobbies, tools, gardens, and family life.

That balance may be possible, but it depends on your budget, timing, available options, and how far you are realistically willing to drive.

The right community comes down to how you actually live.

Do you need quick access to work, schools, and services?
Are you comfortable with winter driving?
Do you need reliable internet for work?
Is the land actually usable for what you want to do with it?
How much maintenance are you prepared to take on?

Some rural and semi-rural areas around Greater Moncton may offer more space and privacy, while others may keep you closer to everyday amenities. The key is understanding the tradeoffs before you fall in love with the property.

More land only works if it fits your real life.

Thinking about buying rural or semi-rural near Greater Moncton? Fall can be a useful time to look a little closer. 🏡

A country property is not just about the house. It is about how the whole property functions day to day.

Before you fall in love with the space, ask practical questions about the things that matter outside city limits:

Well and septic: Are there recent water test results? Where are the well and septic located? Are there records available?

Heating and utilities: What heating systems are in place, and what does maintenance look like?

Driveway and access: How will the driveway work in winter? Who maintains the road? What is snow clearing like?

Internet and commute: Does the property support your work and daily routine, or will the drive become a problem over time?

Garage, outbuildings, and usable land: Is the land actually usable for what you want — storage, hobbies, gardens, animals, equipment, or outdoor space?

Fall can help you notice things like drainage, driveway layout, tree coverage, yard usability, and how prepared the property feels heading toward winter.

Rural living can be a great fit, but it works best when you understand the responsibilities before making a decision.

Choosing where to live in Greater Moncton is not just about picking a town. It is about choosing the lifestyle that fits your day-to-day life. 🌳🏡

Some buyers want to stay close to schools, shopping, recreation, work, and everyday services. Areas like Moncton North, Dieppe, and Riverview can appeal to buyers who want convenience and established neighbourhood options.

Others are looking for more space, more privacy, a larger lot, room for a garage or workshop, or a quieter setting. Areas like Irishtown, Salisbury, Memramcook, Cocagne, Grande-Digue, Penobsquis, and surrounding communities may be worth exploring depending on your commute, lifestyle, and property needs.

Shediac and nearby coastal communities can offer a different lifestyle feel again, especially for buyers who value access to the water, seasonal activity, and a more relaxed pace while still staying connected to Greater Moncton.

The best way to compare these areas is to actually spend time in them. Drive the commute. Check access to everyday services. Look at the lot sizes. Notice the road, setting, privacy, and overall pace.

Late summer and fall can be a useful time to do that before making a decision.

💾 Save this if you’re comparing areas in Greater Moncton.

One of the biggest mistakes move-up sellers make? Waiting until spring to start planning. 🏡

You do not need to be ready to list tomorrow.

But if you are thinking about selling in Greater Moncton next spring, the planning should usually start earlier than most people think.

Why? Because there are a few things worth getting clear on before you are under pressure:

What your home’s likely value range may be.
What small repairs or prep may be worth doing.
What costs, timing, and logistics could be involved.
Whether listing in fall, winter, or spring makes sense for your specific situation.

The goal is not to rush you into the market.

It is to give you enough information to make a thoughtful decision instead of scrambling later.

A Greater Moncton home evaluation gives you more than just a number. It gives you a clearer place to start. 🏡

Maybe you are thinking about selling this fall. Maybe next spring. Maybe you are just trying to understand what your options could look like before making any decisions.

A free home evaluation helps you get a practical sense of your home’s likely value range based on things like condition, location, updates, layout, lot size, recent nearby sales, and active competition.

It is not a formal appraisal, and it is not a guaranteed sale price.

It is a planning tool.

It can help you understand where your home may fit in the local market, what your next move could look like financially, and what steps may be worth considering before you list.

There is no pressure and no obligation to move forward.

For many homeowners, the value is simply in getting clarity before they act.

Thinking about listing this fall or planning ahead for the new year? A strong listing strategy starts before the sign goes on the lawn. 🏡

For Greater Moncton homeowners, preparation is not just about cleaning and taking photos. It is about understanding how your home should be positioned, what buyers are likely to notice, and what timeline actually makes sense for your next move.

Before you list, focus on five practical things:

1. Pricing approach
Get a clear sense of your home’s likely value range and how it compares to recent local sales.

2. Fall presentation
Tidy the yard, clean the entry, touch up obvious wear, and make the home feel cared for from the first impression.

3. Functional features
Highlight the things that matter day to day — storage, garage space, layout, updates, workspace, outdoor areas, and overall usability.

4. Lifestyle fit
Help buyers understand what the home offers beyond room counts: privacy, convenience, yard space, neighbourhood feel, or room for the next stage of life.

5. Timeline clarity
Know what needs to happen before you list, where you may be moving next, and how much preparation time you realistically need.

Listing well is not about rushing. It is about preparing with a clear plan.

Ever feel like your home just does not fit the way you live anymore? 🏡

That does not always happen all at once. Sometimes it shows up in small ways.

The storage is maxed out.
The garage no longer works for what you need.
The layout feels cramped.
You want more land, more privacy, or a quieter setting.
Or the home simply does not support how you work, relax, host, or plan for the next stage of life.

That does not mean you need to rush into a move.

It just means it may be time to ask a practical question:

Does this home still support the life we are building?

If the answer is starting to feel like “not really,” it may be worth talking through your options before making any big decisions.
