Home inspectors primarily evaluate the condition of a property to identify any issues that could affect its safety, functionality, or value. Hereโ€™s a straightforward way to explain what they look for:

- **Structural Integrity**: They check the foundation, walls, and roof for any signs of damage or deterioration.

- **Systems**: Inspectors assess major systems like plumbing, electrical, and HVAC (heating, ventilation, and air conditioning) to ensure theyโ€™re functioning properly.

- **Interior Conditions**: They examine walls, ceilings, floors, windows, and doors for damage, leaks, or signs of pests.

- **Exterior Features**: This includes inspecting the siding, gutters, drainage systems, and driveways to identify potential issues.

- **Safety Hazards**: Home inspectors look for any safety concerns, such as mold, lead paint, or faulty wiring.

In essence, a home inspector provides a comprehensive overview of a home's condition, helping buyers make informed decisions.

Here are some types of cracks in reinforced concrete:

These cracks are often shallow, irregular. They occur when the concrete is still in its plastic state and is drying too quickly.

These are hairline cracks that run parallel to each other and can occur anywhere in the concrete as it dries and shrinks.

This type of cracks is caused by temperature changes in the concrete. Extreme heat or cold can cause the concrete to expand or contract, resulting in cracks.

These occur when the soil beneath the concrete settles or shifts, causing the concrete to crack and become uneven.

These are cracks that occur due to overloading or inadequate design or poor materials or poor construction, in this case the applied loads exceed the capacity of the concrete to resist. Structural cracks typically exceed 0.3 mm, and may continue to widen over time. Structural cracks may include: Shear cracks, Flexural cracks, Shear/flexural cracks, Torsion cracks.

These are cracks caused by expansion of the reinforcement steel inside the concrete due to corrosion.

7. ๐‚๐ซ๐š๐œ๐ค๐ฌ ๐๐ฎ๐ž ๐ญ๐จ ๐€๐ฅ๐ค๐š๐ฅ๐ข-๐š๐ ๐ ๐ซ๐ž๐ ๐š๐ญ๐ž ๐ซ๐ž๐š๐œ๐ญ๐ข๐จ๐ง (๐€๐€๐‘): This is a chemical reaction that occurs between the alkaline cement paste and certain types of aggregates in the concrete, resulting in a gel-like substance that can cause expansion and cracking over time. AAR can include alkali-silica reaction (ASR) and alkali-carbonate reaction (ACR).

It is not recommended to direct downspouts toward an impermeable (concrete) surface that drains to the street. The runoff may damage roads, exacerbate downstream flooding, or carry pollutants to nearby waterways. Use one of these 3 drain systems to avoid potential for flooding, damage to public and private property, stress on water supplies, and degradation of waterways and habitats.

Most Canadian homes have basements, which may suffer from foundation water leaks. These leaks may be worse as spring approaches and we experience lots of rain. The ground around your foundation may still be frozen, causing an increase in water pressure around your homeโ€™s perimeter resulting in leaks at foundation cracks.

Normally, when the ground is not frozen, that rainwater can drain more freely away from your home. The installation of a sump pump can remove excess water from under the floor of your basement and thus reduce the water pressure around your foundation walls. In simple terms, an empty โ€œwellโ€ will be created in the floor of your basement and an electrically powered pump will be installed in that well. That pump will be connected to a pipe or hose that will discharge the water at the exterior of your home, well away from your foundation. The pump will only be activated when the water that seeps into the well rises to a level that triggers a floating switch. When the water level is sufficiently lowered, the pump will shut off.

Installing a battery backup for your sump pump will eliminate possible power disruption. Ask a licenced plumber about installing a battery back-up for the sump pump and for assistance.
