It’s important to note that these figures are based on average disposable income, which can paint a more optimistic picture than what many households actually experience, especially here in the GTA. A bank economist points to earlier rate cuts, a roughly 20% national price drop since the 2022 peak, and resilient personal incomes as key drivers behind the shift. Looking ahead, however, slow income growth and only modest rate relief mean that much of the adjustment may still need to come from further price declines. We’re seeing resales pick up, inventory stabilize, and price adjustments slow down—but it’s important to recognize that, according to the latest bank forecast, this recovery likely won’t come with the dramatic boom some might hope for. For 2026, home resales are projected to dip about 4% to 453,200, and benchmark prices may ease by around 2% to $794,200. Looking into 2027, the outlook is more optimistic, with resales expected to climb about 7% to 483,600 and benchmark values nudging up just under 1% to $800,700. This points to a measured recovery, not a surge. One major factor at play is pent-up demand: over 400,000 Canadian households may have delayed forming since 2019 as many put off homebuying decisions. Of course, this entire outlook hinges on affordability, steady economic growth, and renewed buyer confidence—especially as interest rates appear to have bottomed out and global trade tensions still bring uncertainty.
