The Niagara market is shifting… but not in the way most people think. 👇

More homes sold in June than both last month and this time last year, which tells us buyers are becoming more active.

At the same time, benchmark home prices are still down 6.5% year-over-year.

So what does that mean?

🏡 If you’re buying: You still have opportunities to negotiate and more inventory to choose from.

🏠 If you’re selling: Buyers are out there, but they’re price-conscious. The homes that are priced correctly and marketed properly are still selling. The ones that aren’t are sitting.

The Bank of Canada held its overnight rate at 2.25% today—but that doesn’t mean every mortgage rate is frozen.

Variable mortgage rates are directly influenced by Bank of Canada decisions. Fixed rates are driven more heavily by the bond market, so they can still move independently.
