Looking to purchase your first home this spring? 🌷🏡
Exciting… but don’t let the emotions make you overlook these 🚩 red flags:

⚠️ Cracks in the foundation or uneven floors⚠️ Signs of water damage (stains, musty smells, mould)⚠️ Old or outdated electrical/plumbing systems⚠️ Roof nearing end of life⚠️ Poor drainage or grading around the home⚠️ Windows/doors that don’t close properly⚠️ “Too many” quick cosmetic updates (could be hiding bigger issues)

It’s easy to fall in love with the look of a home — but it’s what’s behind the walls that really matters.

Always do your due diligence, ask questions, and never skip the home inspection 🔍

Curious about the home buying process? I’m here to help you navigate it with confidence, let’s connect 📲

🏡 First-time home buyers in Niagara — this is one you NEED to know about 👇

The Welcome Home Niagara Homeownership Program could help you get into the market sooner with up to 10% down payment assistance (interest-free!) 💰

Yes… that could be tens of thousands of dollars to help you get into the market.

This program is designed to help first-time buyers by offering a loan (up to ~$66K) toward your down payment.

Here’s the quick breakdown:✨ Must have never owned a home ✨ Household income under ~$95K–$113K✨ Purchase price under ~$667K✨ Must qualify for a mortgage

⚠️ Heads up: The program is expected to reopen very soon for a short period of time, so timing matters!

If you’ve been sitting on the sidelines waiting for the “right time”… this might be your opportunity.

📩 Want to know if you’d qualify or how to prepare before it reopens? Send me a message — happy to walk you through it.

Buying your first home is exciting… but it’s easy to make costly mistakes if you don’t know what to watch for 👇

❌Max out your pre approval
Just because you can get approved for a certain amount, doesn’t mean you should max it out. No one wants to be house poor and not be able to enjoy doing anything other than staying home!

❌Let emotions drive the decision
Buying your first home is emotional but don’t just buy the house based on good vibes. Make sure it makes sense for your long term goals and take a step back to assess the decision before going all in

❌Waive the home inspection
Even if you’re confident you can fix any issue big or small, it’s better to spend a few hundred bucks on an inspection before you commit to the house in case there’s a problem hiding that could cost you thousands

❌Neglect to explore the neighbourhood
Just because the house is great, doesn’t mean the neighbourhood is. Make sure to explore what’s nearby and what could affect you, short and long term. Your Realtor should help with this!

❌Buy a house that’s been flipped
A newly renovated house may look good from a first glance, but homes that have been flipped aren’t always done right. Tread carefully when looking at homes that have been flipped, corners may have been cut and could cost you thousands down the line

💡 Buying your first home doesn’t have to be overwhelming—just go in prepared.
