Buying your first home is exciting… but it’s easy to make costly mistakes if you don’t know what to watch for 👇

❌Max out your pre approval
Just because you can get approved for a certain amount, doesn’t mean you should max it out. No one wants to be house poor and not be able to enjoy doing anything other than staying home!

❌Let emotions drive the decision
Buying your first home is emotional but don’t just buy the house based on good vibes. Make sure it makes sense for your long term goals and take a step back to assess the decision before going all in

❌Waive the home inspection
Even if you’re confident you can fix any issue big or small, it’s better to spend a few hundred bucks on an inspection before you commit to the house in case there’s a problem hiding that could cost you thousands

❌Neglect to explore the neighbourhood
Just because the house is great, doesn’t mean the neighbourhood is. Make sure to explore what’s nearby and what could affect you, short and long term. Your Realtor should help with this!

❌Buy a house that’s been flipped
A newly renovated house may look good from a first glance, but homes that have been flipped aren’t always done right. Tread carefully when looking at homes that have been flipped, corners may have been cut and could cost you thousands down the line
