Vancouver: Small Landlords Still Dominate Rentals
The 2022 data confirms what many of us in Vancouver real estate have seen first-hand: small-scale individual investors continue to be the backbone of our city's rental market. Unlike some other major metros where large institutional landlords dominate, here in Vancouver, it's still the independent owners who hold the largest share of assessed rental property value. In fact, among the 12 largest Canadian metros studied, Vancouver was one of nine where these small-scale investors led the way. It's also worth noting that the market remains competitive—none of these metro areas, including ours, met the threshold for being considered concentrated by the agency's standards. Of course, there are nuances, including factors like rent-setting software and neighbourhood-level dynamics that might not be fully captured by these numbers. As someone who has helped clients buy and sell homes across Greater Vancouver—from the city itself to Bowen Island and the Sea to Sky corridor—I'm always keeping an eye on these trends to help my clients make informed decisions about their next move.
