May built on the spring momentum, with the market quietly firming up rather than overheating. Sales climbed again, more homes came to market, and the average price ticked up slightly. With sales running stronger than a year ago while new listings sit lower than last spring, conditions are gradually tightening even if prices haven’t moved dramatically yet.

🏡 Durham At A Glance (May 2026):
✔️ 804 homes sold (up +96 from April)
✔️ Average price: $851,065 (up +0.8%)
✔️ 1,978 new listings (up +55)
✔️ 2,563 active listings (up +232)
✔️ 24 average days on market
✔️ Homes sold at 99% of list price

📍 Community Notes:
Oshawa led the region in sales with 183, holding its spot as Durham’s most active and affordable market, though prices pulled back 2.0%. Whitby had a strong month with prices up 4.3%, and Clarington stood out at +5.0%. Ajax went the other way at -5.3%. Smaller markets like Brock, Scugog, and Uxbridge see lower volume, where a few sales can swing the average considerably.

April kept the momentum going from March, though the story is a bit more nuanced this month. Sales continued to climb and homes sold faster than they did in April a year ago, while new listings actually trended lower year-over-year. That combination points to market conditions that are quietly tightening, even if prices haven’t reflected it in a dramatic way just yet.

🏡 Durham At A Glance (April 2026):
✔️ 708 homes sold (up +68 from March)
✔️ Average price: $844,018 (up +1.0%)
✔️ 1,923 new listings (up +347)
✔️ 2,331 active listings (up +431)
✔️ 23 average days on market
✔️ Homes sold at 99% of list price on average

📍 Community Notes (What I’m Seeing Locally): Oshawa led the region again with 167 sales and a modest price increase of 0.9%, reinforcing its position as Durham’s most active and affordable market. Whitby had a strong month with 138 sales and prices up 5.5%, one of the better performing communities this month.

🤔 What This Means For You:

✔️ For Buyers: Inventory keeps growing, which means more options than we’ve seen in a while. But with homes still selling in under 25 days on average and nearly at asking price, well-prepared buyers have an edge while over-confident ones are still getting left behind. Do your homework before you start touring.

✔️ For Sellers: Sales are up year-over-year, new listings are down year-over-year, and homes are moving quickly. That is a healthy setup for sellers who price correctly from day one. The data supports the market, but presentation and strategy are still what close the gap between a good result and a great one.
