📊 Durham Region Market Update – July 2026 🏡

July brought the usual summer slowdown, with both sales and new listings easing off from June. The bigger story is that new listings pulled back much harder than sales, meaning buyers are competing for fewer homes than the headline numbers suggest. If that holds, prices could start to level off in the second half of the year.

🏡 Durham At A Glance (July 2026):
✔️ 725 homes sold (down 124 from June)
✔️ Average price: $834,312 (down 2.6%)
✔️ 1,719 new listings (down 330)
✔️ 2,579 active listings
✔️ 27 average days on market (up 3 days)
✔️ Homes sold at 98% of list price on average

📍 Community Notes (What I’m Seeing Locally):
Oshawa led the region again with 177 sales, though prices pulled back 4.5% to $693,677, keeping it Durham’s most affordable market. Whitby and Clarington saw similar dips. Ajax and Pickering went the other way, up 4.5% and 3.6%, with Ajax homes selling fastest at just 37 days. Brock, Scugog, and Uxbridge continue to run on low volume, where a few sales can swing averages considerably.

🤔 What This Means For You:
✔️ For Buyers: Prices softened in most communities and homes are taking a little longer to sell, so you have some breathing room. But fewer new listings means selection is tightening, and well-priced homes still go first.
✔️ For Sellers: With fewer competing listings, sales are holding up well and homes are still fetching 98% of asking on average. Pricing right from day one remains the difference-maker.

📊 Durham Region Market Update – June 2026 🏡

June kept the market firming up gradually rather than swinging in any one direction. Sales rose again, the average price ticked up slightly, and inventory kept building. With sales still running stronger than a year ago while new listings sit lower than last June, conditions continue to quietly tighten even though prices remain fairly steady.

🏡 Durham At A Glance (June 2026):
✔️ 849 homes sold (up +45 from May)
✔️ Average price: $856,170 (up +0.6%)
✔️ 2,049 new listings (up +55)
✔️ 2,637 active listings (up +74)
✔️ 24 average days on market
✔️ Homes sold at 99% of list price

📍 Community Notes:
It was a tight race at the top this month, with Oshawa leading in sales at 181, Whitby right behind at 168, and Clarington close at 165. Ajax stood out on price, up 3.6%, while Clarington pulled back 5.1% despite strong volume, a reminder that the mix of homes sold can move the average in either direction. Whitby and Pickering both eased slightly. Smaller markets like Brock, Scugog, and Uxbridge continue to see lower volume, where a handful of sales can swing the average considerably.

🤔 What This Means For You:

✔️ Buyers: Inventory keeps growing, so there’s more to choose from, but well-priced homes are still moving in around 24 days near asking. Have your financing lined up before you start touring.
