📊 Durham Region Market Update – September 2026 🏡

September brought a shift in tone to the Durham market. Sales pulled back from August, homes are taking slightly longer to sell, and broader uncertainty around the economy and borrowing costs has more people in a wait-and-see mode. But the numbers show the market is still moving for buyers and sellers who are prepared. Let’s take a look👇🏼

🏡 Durham At A Glance (September 2026):
✔️ 552 homes sold (down 50 from August)
✔️ Average price: $828,141 (up +1.0% from August)
✔️ 1,834 new listings (up +411)
✔️ 2,622 active listings (up +155)
✔️ 30 average days on market
✔️ Homes sold at 98% of list price on average

Worth noting❗️186 of the 552 sales last month came in at $700,000 or below. This translates to over 6 homes a day selling within reach of first-time buyers. In a market that often gets painted as out of reach, that is a stat worth paying attention to!

📍 Community Notes:
Oshawa led the region with 125 sales and prices up 4.1%. Clarington had a strong month with 113 sales and prices up 6.5%. Whitby and Ajax both softened month-over-month, and smaller markets like Brock, Scugog, and Uxbridge saw limited volume where individual sales can move the average considerably.

🤔 What This Means For You:
✔️ For Buyers: More inventory, longer days on market, and homes selling below asking. If you have been waiting for the right time, conditions right now give you room to be selective and negotiate.
✔️ For Sellers: The market is still moving, but expectations need to be grounded in current data. Homes that are priced accurately from the start are still selling. Those that are not are sitting, and the longer a listing sits, the harder it becomes to recover. Strategy matters more than ever right now.

📊 Durham Region Market Update – August 2026 🏡

August has been one of the quieter months of the year lately, and this last month followed suit. Sales, new listings, and active inventory all eased from July, with sales and new listings falling at nearly the same pace, so the balance between buyers and sellers barely moved. Prices eased in most communities, though the picture varied quite a bit depending on where you look and what type of home you’re after.

🏡 Durham At A Glance (August 2026):
✔️ 602 homes sold (down 123 from July)
✔️ Average price: $819,569 (down 1.8%)
✔️ 1,423 new listings (down 296)
✔️ 2,467 active listings (down 112)
✔️ 46 average total days on market (up 3 days)
✔️ Homes sold at 98% of list price on average

📍 Community Notes (What I’m Seeing Locally):
Whitby was the only major community to post a gain, up 1.2% to $905,123, with townhouses and condo townhouses both climbing. Oshawa led on volume with 143 sales and its average slid 5.9% to $652,775, though condo townhouses and condo apartments there actually rose, so part of that drop is a shift in what sold. Ajax and Clarington eased 3.9% and 2.6%, and Pickering held near flat at 1.6% down with detached prices moving higher. In Uxbridge the average climbed while the median fell, a good reminder of how far one or two sales can move a small market.

🤔 What This Means For You:
✔️ For Buyers: Homes are taking a few more days to sell than in July, which gives you a bit more time to decide. Active listings have come down two months running, so selection is narrower than it was in the spring.
✔️ For Sellers: Fewer new listings came to market than in July, and homes are still fetching 98% of asking. Accurate pricing out of the gate is what separates the sales from the sits.
✔️ Looking Ahead: September and October usually bring a step up in activity after the summer lull. Whether that shows up in prices depends on how many sellers come to market alongside the returning buyers.

📊 Durham Region Market Update – July 2026 🏡

July brought the usual summer slowdown, with both sales and new listings easing off from June. The bigger story is that new listings pulled back much harder than sales, meaning buyers are competing for fewer homes than the headline numbers suggest. If that holds, prices could start to level off in the second half of the year.

🏡 Durham At A Glance (July 2026):
✔️ 725 homes sold (down 124 from June)
✔️ Average price: $834,312 (down 2.6%)
✔️ 1,719 new listings (down 330)
✔️ 2,579 active listings
✔️ 27 average days on market (up 3 days)
✔️ Homes sold at 98% of list price on average

📍 Community Notes (What I’m Seeing Locally):
Oshawa led the region again with 177 sales, though prices pulled back 4.5% to $693,677, keeping it Durham’s most affordable market. Whitby and Clarington saw similar dips. Ajax and Pickering went the other way, up 4.5% and 3.6%, with Ajax homes selling fastest at just 37 days. Brock, Scugog, and Uxbridge continue to run on low volume, where a few sales can swing averages considerably.

🤔 What This Means For You:
✔️ For Buyers: Prices softened in most communities and homes are taking a little longer to sell, so you have some breathing room. But fewer new listings means selection is tightening, and well-priced homes still go first.
✔️ For Sellers: With fewer competing listings, sales are holding up well and homes are still fetching 98% of asking on average. Pricing right from day one remains the difference-maker.
✔️ Looking Ahead: Conditions quietly tightened over the summer. Whether that means firmer prices this fall depends on buyer confidence and clarity on rates.
