Ontario Condo Closings Face Value Gap
We're seeing an unprecedented challenge in Ontario condo closings—some buyers are now faced with owing up to 30% more than their unit’s current market value. This is due to a drop in market prices for proposed units, leaving contract prices far above appraisals. Many deals are stalling because banks base mortgage amounts on today’s appraised values, not the original contract, meaning buyers can suddenly find themselves short on closing funds.

Why is this happening? The long stretch between pre-sale signing and actual closing—caused by delays in approvals, permits, and construction—has left plenty of time for the market to shift. In a fast-paced seller’s market, developers have even canceled contracts when costs spiked, which has drawn the province’s attention and led to calls for stricter oversight.

From my experience guiding clients across Durham and the GTA, I know how complicated these contracts can be. Most only give a 10-day cooling-off period or the chance to walk away if the occupancy date isn’t met. It’s a reminder to approach pre-construction purchases with a clear understanding of the risks, and to have someone in your corner who knows every angle of the process.
