Original hardwood? Gorgeous. Original plumbing? Let’s take a closer look.
Older homes can offer craftsmanship, character and locations that are hard to replicate — but age alone doesn’t tell us whether a home is a good buy.
Before making an offer, we want to understand:

🏡 Foundation — Is there evidence of movement, moisture or previous repairs?
⚡ Electrical — What type of wiring is present, and have updates been properly documented?
🚰 Plumbing — What are the supply and drain lines made of, and what has been replaced?
🔥 Heating — How old is the system, and how has it been maintained?
🪟 Windows — Charming originals, efficient replacements or a future expense?
🏠 Roof — What is its condition and remaining useful life?
💧 Basement — Is there any history of water intrusion or waterproofing work?

Older doesn’t automatically mean problematic — and newer doesn’t always mean properly done.
The goal is to understand the home’s condition, anticipate future costs and structure an offer with your eyes open.

Strategy is everything.
