A buyer pulled up a loose floorboard in his new house and found $100,000 cash in an old bag.

Does he keep it?

Not automatically — and this surprises most people.

Unlike some provinces, Ontario doesn’t have a “finders keepers” rule for property found on land you own. Under common law, a finder’s claim is only good against everyone EXCEPT the true owner.

Real cases prove it: in one Alberta case, buyers found $500,000 in cash and gold hidden around their new property. The court awarded it to the previous owner’s estate — not the buyers. In another Ontario case, a buyer found $100,000 hidden in a ceiling and had to hand it over to the Crown because no true owner could be traced.

The lesson? If you find something like this, don’t assume it’s yours. Talk to a real estate lawyer before you touch a dollar of it.

🔥 Conditions in your offer are your opportunity to slow down, do your homework, and make sure the home is truly right before you’re fully committed.

During this time, you can complete your home inspection, finalize financing, review a status certificate (for condos), and have your lawyer look everything over.

If something major comes up, or the home simply doesn’t feel right anymore, you can walk away — as long as it’s within the condition deadlines. Your deposit gets returned to you in full. No fee lost, no penalty.

Once conditions are satisfied or waived, the offer becomes firm — that’s when you’re fully committed and can’t back out without real financial risk.

The fastest way to lose a buyer is to make them feel like they’re standing in someone else’s home.

Before we ever list a property, I walk sellers through the same process. Not a remodel. Not thousands of dollars in upgrades. Just what to remove so the home photographs better, feels more spacious, and gives buyers room to picture their own life there.

Here’s what comes out first:

1. Family photos — buyers picture themselves there easier without your family staring back.
2. About half your closet — a packed closet reads as “not enough storage.” Remove 40-50%.
3. Countertop clutter — kitchen and bathroom counters should be almost completely clear.
4. Extra furniture — an oversized sectional can make a good room feel cramped.
5. Everything on the fridge — magnets, papers, calendars tend to look messy in photos.
6. Bold or highly personal décor — political, religious, or very specific choices can distract from the home itself.
7. Pet evidence — bowls, beds, litter boxes, toys should disappear for photos and showings.
8. Bathroom personal items — toothbrushes, razors, half-used bottles should be put away.
9. Oversized rugs — they can visually shrink a room and hide the flooring buyers want to see.
10. Valuables and medications — strangers will be walking through your home. Lock these away every time.

Clearing this out is step one, and it’s free. It can be the difference between an offer in week one and a price drop in week four.
