Two days at MortgageFest Canada. Same message: your licence is the business.
Day 1 - I sat on Lessons from the Trenches — When Compliance Fails: Real Cases, Real Consequences with David Carter (Grechi Carter), Andy Kuyper (TransUnion), and Frances Hinojosa (Tribe Financial Group).
Compliance is not theoretical. When AML, KYC, or disclosure breaks down, the hit is immediate — for the client, the brokerage, and the individual licence. We walked through what actually went wrong, what got missed, and the process changes that followed.
The takeaways that matter in the file:
• What actually triggers regulator and auditor scrutiny — and how to stay off that list
• How to turn the rules into daily process: ID, source of funds, and file notes
• Today’s hardest-to-detect fraud risks, and the red flags and verification steps that protect your licence
• Why strong compliance is not just defence. It differentiates a brokerage and attracts better talent
Day 2 - I moderated How to Protect Your License When Deals Go Wrong with Financial Services Regulatory Authority of Ontario (FSRA) Gina Stephens, Director of Mortgage Brokering Conduct at FSRA, Taimoor Qureshi of Kormans LLP, and Derrick Leue of PROLINK.
Same theme, different angle: money-laundering risk in “normal” files, AI-generated documents, E&O exposure, and what to do before FSRA or a lawyer is already in the file.
If you originate, or supervise agents, pull one recent file and ask: If a regulator opened this tomorrow, would it stand?
Thank you to this lineup for being direct, and to MortgageFest Canada / Canadian Mortgage Professional for putting compliance on the stage instead of treating it as the session people skip.
Capital Mortgages is proud to engage with the industry and lead by example on how a strong compliance culture is good for our clients, our agents and our business.
