The Ottawa Real Estate Board (OREB) has released July’s market figures! As the spring market transitioned into summer, Ottawa’s housing market held up stronger than usual.

Here are the key takeaways you need to know:

🔹 Sales Holding Strong: Overall home sales in July were virtually unchanged compared to July 2025. While sales dipped 12.7% from June, that’s significantly better than the typical decade-average drop of 20.7% from June to July.

🔹 New Supply Moderating: New listings edged lower in July, marking the second time in three months that incoming supply dropped below last year’s levels. This helped improve the balance between new supply and active buyers, though overall available inventory remains higher than recent historical norms.

🔹 Home Prices Remain Stable:
• Median Price: Unchanged from last year.
• Average Price: Down 1.6% compared to July 2025.
(The divergence between median and average prices suggests the lower average is driven by the mix of property types sold rather than a drop in overall values).

🔹 Market Varies by Property & Location:
• Suburbs: Experiencing firmer demand and stronger sales activity.
• Condos / Downtown: The downtown condo apartment market continues to see softer, slower conditions.
