New construction pricing in Ottawa has shifted since this video was filmed.

I originally shot this back in early May, and since then, we’ve seen more Ottawa builders increase pricing or reduce incentives.

The new HST rebate was supposed to create meaningful savings for buyers, but the full picture is more complicated now. In many cases, the first $24,000 increase we saw was tied to builders removing the previous rebate structure and applying the full 13% HST rebate. But since then, some pricing changes appear to go beyond just that adjustment.

The GTA new construction market has been hit much harder, with many projects seeing flat or reduced pricing. Ottawa has been more stable, and sales centres have been busy since the rebate announcement.

If you’re shopping new construction, don’t just look at the rebate headline. Compare:

- The previous price
- The new price
- Incentives removed or reduced
- Lot premiums
- Closing costs
- Occupancy/timeline
- Total monthly payment

The rebate can still help, but the deal depends on the full picture.

The Ottawa real estate market continues to move toward a more balanced market this spring 📈

April 2026 market stats showed:
🏡 Detached homes increased slightly month over month
📉 Apartment prices continued to soften
📊 Inventory levels continued to rise across Ottawa

A few notable numbers from this month:
• Detached benchmark price: $717,200
• Townhome benchmark price: $559,600
• Apartment benchmark price: $379,700

We are also seeing homes take longer to sell compared to last year, giving buyers more time, more options, and stronger negotiating power than we’ve seen in quite a while.

For sellers, strategic pricing and strong presentation are becoming increasingly important in today’s market.

Ottawa's real estate market is in flux: prices are softening, inventory is rising, and homes are selling slower. Let's look at the numbers:

🏠 Detached — $698,400 | Months of Inventory: 3.0 | Days on Market: 18
🏢 Apartment — $384,700 | Months of Inventory: 5.5 | Days on Market: 35.5
🏘️ Townhouse — $558,800 | Months of Inventory: 5.6 | Days on Market: 34

The downstream impact of the HST rebate hasn't materialized yet, but April's stats are expected to show reduced buyer activity and slower sales.

The bottom line? Buyers are gaining ground, particularly in the apartment segment. If you've been on the fence, this market bears watching.
