The PDS is filled out by the seller before listing, and it covers a lot:

✅ Known moisture or water damage
✅ Renovations done without permits
✅ History of fire, flooding, or insurance claims
✅ Legal disputes involving the property
✅ Strata issues, if applicable

The seller answers to the best of their knowledge — it's not a guarantee, but it's one of the most useful documents in a transaction.
