I talk to a lot of first-time buyers who come in thinking the hardest part is saving the down payment. And while that's definitely a journey — there's a whole other layer of stuff that catches people off guard.

So here's a quick breakdown from someone who's walked buyers through this a hundred times right here in Penticton:

🏡 Down payment: In BC, you need a minimum of 5% on homes under $500K. Between $500K–$999K it's 5% on the first $500K and 10% on the rest.

💸 Property Transfer Tax: First-time buyers in BC may qualify for a full exemption on homes up to $835,000. Yes — that's real money back in your pocket.

🔍 Home inspection: Never skip it. Ever. I don't care how perfect the place looks.

📅 Possession dates: These are negotiable. Don't assume you have to move in 30 days.

💬 Pre-approval ≠ approval: Get pre-approved, but know it's not a guarantee. Keep your finances stable until keys are in hand.

Penticton doesn't get enough credit — and I'm here to change that. 🍑☀️

I get asked all the time, "Why Penticton?" And honestly? Ask me on a Tuesday morning when I'm grabbing coffee on Main Street before a showing, or on a Friday when I'm watching the sunset over Skaha Lake after work. This place answers for itself.
