Big month of sales, and months of inventory shrinking sharply, but prices still down heavily year over year.

Is the real estate business right now?

I've been getting this question a lot whenever I bump into friends around town, and I give them the answer to the question I think they're trying to ask.

What I mean by this is that even though the spring has picked up in terms of total sales activity and there are definitely people buying and selling houses out there, the overall health of the market is still pretty fragile. If sellers don’t come on listed bang on at market price, things sit. Prices have been down year over year every month so far this year, by pretty large figures.

On top of that, it's quite likely that beyond this spring blip of buoyancy, we're going to be heading into a pretty questionable summer and fall market this year, or at least from everything that I can see.

Anyone agree or feel differently?
