People ask me about foreclosure properties all the time, but here in Ontario, what they're usually looking for is a power of sale.⚡

The difference is pretty simple.

With a foreclosure, the lender goes through the courts and takes ownership of the property.

With a power of sale, the lender doesn't take ownership. Instead, it exercises its rights under the mortgage to sell the property and recover the money it's owed.

And while power of sale properties can sometimes present opportunities for buyers because they're generally being sold "as-is", they aren't automatically going to present massive deals.

So if you're looking for distressed properties in Ontario, "power of sale" or "bank sale" are the terms you want to know.

My goal is simple: to help you think differently about real estate, so you can make better decisions when the time comes to buy or sell.

Let's face it, real estate is emotional!

Excitement, stress, disappointment, hope, nerves, relief. Sometimes all within the same day 🫪

And one of the things I really pride myself on is being a calm presence for my clients through that process. 🧘🏻

Sometimes that means slowing things down when everything feels urgent. Sometimes it means helping someone regain perspective after losing a house they loved. And sometimes it means having a more grounded conversation when excitement starts taking over.

Don't get me wrong, emotion absolutely belongs in real estate. Buying or selling a home is very personal. I just think the best decisions tend to happen when you have someone beside you who can help separate what you're feeling from what the facts are telling you.

Real estate has one major advantage that most investments do not: leverage.💪🏻

If you invest $50,000 in the stock market and it grows by 5%, you earn $2,500.

But if you use that same $50,000 as the down payment on a $500,000 property, a 5% increase in value equals $25,000.

You benefit from the growth of the entire asset, not just the amount you originally invested.

Of course, that doesn't mean the return is pure profit. There are mortgage costs, property taxes, maintenance, closing expenses and eventually selling costs.

Leverage can also magnify your losses if property values decline. 📉

When it is used responsibly and viewed as a long-term strategy, leverage is one of the biggest reasons real estate can be such a powerful wealth-building tool.

Did you know the Civic Holiday tradition began in Toronto in 1869?

Toronto City Council introduced a midsummer holiday as a “day of recreation,” giving residents a chance to step away from work and enjoy the summer. In 1875, the city officially established the first Monday in August as the Civic Holiday—a tradition that eventually spread to communities across Ontario and Canada.

Today, the holiday has different names and meanings depending on where you live. Here in Peterborough, it remains a welcome opportunity to slow down, spend time with family and friends, and enjoy everything our community has to offer.

However you’re spending the long weekend, we hope you have a safe and enjoyable Civic Holiday!
