In August, 568 homes sold across Durham Region, with an average price of $823,153. Homes spent an average of 33 days on market and sold for 99% of their asking price.

With 2,426 active listings and a 40% sales-to-new-listings ratio, Durham sat right at the edge of a balanced market — meaning buyers have more choice and negotiating opportunity, while sellers need to be increasingly thoughtful about pricing, presentation and strategy.

And the story changes depending on where you are. Pickering, Whitby, Ajax, Oshawa and the surrounding communities are all moving a little differently.

Some milestones mean a little more than others. 🤍

About a year and a half ago, I shared how proud I was watching my daughter, Victoria, step into our team, learn the business from the inside, and begin working toward her real estate license.

A few weeks ago, she officially earned it. 🥹🏡

And as her mom, I don’t think I could put into words how proud I am.

Of course I’m proud of the accomplishment itself — but even more than that, I’m proud of the woman she has become along the way. Watching her work hard, learn, grow in confidence, and genuinely care about the people and families we serve has been incredibly special.

Real estate has been such a big part of my life for so many years, and getting to watch my daughter begin a chapter of her own within it feels a little surreal. ❤️

I can’t wait to see where this journey takes you, Victoria. I’ll always be your mom first, but getting to work beside you makes this chapter even sweeter.
