When a house is sold this way, the bank doesn’t tell you much. That means you might end up paying monthly bills for things like the furnace, air conditioner, or hot water tank, without even knowing it ahead of time.

In a normal sale, you can ask the seller to pay those off, but with the power of sale, you don’t have that power. You must take over the contracts.

There’s also a risk with taxes. If the seller doesn’t live in Canada. You could be stuck paying extra taxes if it’s not done right and most buyers don’t even think to ask.

And getting a mortgage? It’s harder than you think. The bank only lends based on what the house is really worth, not what you hope it’s worth. So if you’re stretching your budget, the deal can fall apart fast.

That’s why these homes usually work better for cash, buyers or investors who can handle the risk.
