WEST ISLAND MARKET UPDATE | JAN–AUG 2026

August’s numbers continue to show resilient pricing across much of the West Island, but market conditions are becoming more neighbourhood-specific.

Lachine West posted one of the strongest gains, with the median up 16.2% to $900,500. Kirkland rose 6.9% while remaining balanced at 4.5 months of supply. Beaconsfield’s median climbed 9.0% to $1.031M, but 6.1 months of inventory now gives buyers an edge. Baie-d’Urfé is the clearest buyer-friendly market in the carousel, with 11.6 months of supply.
