Spring market is here, and I’ve been getting one question a lot lately…

What’s going on with the real estate market right now?

With everything happening in the world—rising costs, interest rate uncertainty—it’s normal to feel like things are a bit unsettled. And the reality is, markets (including real estate) don’t love uncertainty.

That said, real estate doesn’t stop. Life keeps moving—growing families, new jobs, downsizing—and those moments continue to drive buying and selling decisions.

What I’m seeing right now is some buyers taking a more cautious approach. They’re taking a step back, evaluating their options, and not rushing into big decisions.

For sellers, pricing matters more than ever. Buyers have options and are taking their time, so being strategic from the start is key.

For buyers, this could be an opportunity. With a slightly slower pace, you may have more choice and less pressure than we’ve seen in recent years.

Markets always adjust, and when they do, they tend to move quickly again.

As we move further into the year, the market continues to show strong activity. Buyer demand remains solid and many properties that are priced correctly are still moving quickly.While interest rates and economic conditions remain an important factor, we’re seeing buyers gaining confidence and re-entering the market.
At the same time, the number of homes available for sale is still relatively limited in many areas, which continues to support property values.

Here are a few key takeaways from the current market:
• Buyer demand remains healthy across many property types
• Well-priced homes are attracting strong interest
• Inventory is still relatively tight in several neighbourhoods
• Proper pricing and preparation are key to getting the best results

We’re seeing a strong start to February.

Buyers are entering the market with renewed confidence. Interest rates have remained consistent — they haven’t dropped, but importantly, they haven’t risen either. That stability is creating comfort and encouraging more buyers to move forward with their plans.

​At the same time, we’re seeing more inventory come onto the market. This is giving buyers more options, allowing them to compare properties and make informed decisions without feeling unnecessary pressure to act immediately.

​So what does this mean for sellers?

​Positioning is critical. Sellers must ensure their property shows at its absolute best and that their pricing strategy accurately reflects current market conditions. With increased inventory, strategic pricing is what allows a home to stand out.

​The encouraging news is that buyer activity is increasing. Homes that are priced strategically and presented well are attracting strong interest — and in some cases, even multiple offers — even in what is beginning to look like a balanced, and in some segments slightly buyer-leaning, market.

As we continue toward the spring market, activity is expected to build.

As we move toward Spring 2026, the market across Montreal and its surrounding areas is expected to build on the momentum we’re already seeing, rather than change direction.

Buyer demand should strengthen seasonally, but also structurally. Many buyers who delayed decisions over the past couple of years due to interest-rate uncertainty are becoming more comfortable with today’s environment. That’s likely to translate into more showings, quicker decisions, and stronger competition, particularly in the mid-range price segments where family homes remain in high demand.

On the supply side, we do expect more listings to come online in the spring, but historically across Montreal and its surrounding areas, new inventory tends to be absorbed relatively quickly when demand is healthy. As a result, we’re unlikely to see an oversupplied market. Instead, conditions should remain balanced to mildly seller-leaning, especially for homes that are priced accurately and presented well.

Price growth heading into Spring 2026 is expected to be moderate and sustainable, rather than aggressive. This supports long-term market stability and protects value. Homes that are overpriced may still sit, but those aligned with current market conditions should continue to sell efficiently, often within the first few weeks.

For sellers, Spring 2026 represents a strong opportunity to take advantage of increased visibility and motivated buyers, provided pricing and preparation are done correctly.
For buyers, preparation will be key — solid financing, realistic expectations, and the ability to act decisively as competition increases compared to late 2025.

​Overall, Montreal and its surrounding areas are heading into Spring 2026 with confidence, stability, and steady demand, which are all signs of a healthy and sustainable real estate market.

Let's take a quick look back at what we saw in the West Island and surrounding areas in 2025, plus what to expect as we head into the 2026 real estate season.

This past year, the market really normalized.

After a few years of extremes, 2025 felt more balanced. Buyers had time to think, sellers had to price more carefully, and deals were driven more by value and condition than emotion.

For single-family homes, the story was resilience. Demand in the West Island stayed strong, especially in family-friendly neighbourhoods. Inventory remained relatively tight, and well-priced homes continued to sell steadily. We didn’t see the frenzy of past years, but prices generally held and activity stayed healthy.

Condos told a different story. Supply increased across the Montréal region, and buyers became more selective. This created more negotiating room, longer selling times, and in some cases price adjustments — especially for buildings with higher fees, lots of competition, or weaker locations.

Interest rates were the big swing factor this year. As rates gradually came down, confidence improved. Buyers who had been on the sidelines started re-entering the market, particularly toward the second half of the year.

Looking ahead to early 2026, the tone feels cautiously optimistic. If rates remain stable or continue easing, we should see a busy spring market, but one that’s still balanced. Single-family homes are likely to stay in demand, while condos will remain competitive and require smart pricing and presentation.

The takeaway? The market is healthier, more predictable, and more opportunity-driven — for both buyers and sellers who are prepared.
