Looking ahead at Canada’s housing market, I can’t help but reflect on my own journey—how daunting it can feel when the outlook seems uncertain, and how much hope can be restored by even small signs of momentum. This year, we’re seeing resales improve, inventory flatten out, and prices stabilize. It’s clear that shifts in affordability and employment are beginning to give buyers, many of whom have been waiting on the sidelines, a renewed sense of possibility.

For those keeping a close eye, the big question is: when will these buyers make their move? Many have spent the past months (or years!) saving and waiting for the right moment, and now might be finding themselves in a much stronger financial position. The latest forecast expects 2026 to bring a slight dip—resales down about 4% to around 453,000, and benchmark prices easing 2% to about $794,000. But by 2027, modest gains are on the horizon across every province.

Of course, the journey won’t be the same for everyone. While borrowing costs are likely to stay low and the central bank is expected to hold rates steady, challenges like trade tensions and energy shocks could still shake things up. The recovery is likely to be steady rather than dramatic, but having navigated my own ups and downs, I know how meaningful each positive step can be.
