Should you wait until spring to sell?
I’ve been getting asked this question quite a bit lately, and I’ve also heard a lot of advice telling sellers to simply wait until spring.
Spring might be the right time for you. But I don’t think it should automatically be the answer.
One thing I’d be thinking about is competition.
If a lot of homeowners are being told to wait until spring, what happens when everyone puts their house on the market at the same time?
Spring generally brings more buyers, but it also tends to bring more listings.
Selling in the fall can have some advantages. There may be fewer comparable homes competing for the same buyers, and the people who are actively house hunting later in the year often have a real reason for making a move.
That doesn’t mean I think everyone should rush to list their house right now. Some properties will absolutely benefit from waiting. Others may actually be better positioned with less competition this fall.
There isn’t one answer that applies to every seller.
Before deciding to wait six months, I think it’s worth looking at what’s currently for sale, what’s recently sold, and what competition your particular home would face today.
Sometimes waiting makes sense.
Sometimes being the only one for sale makes more sense.
