Texada Market Summary:
Not a lot has changed in the last month. We've had one more sale, so 9 YTD., with two properties with accepted offers or 'conditional'. With 25 sales in 2025, 18 in 2024 and 15 in 2023, we're on track for at least matching last year. Of the 9 sales, 4 were land only, 5 homes. With 32 listings, we increased to a 14 month supply from 11 a month ago. That swings it back to a stronger buyer's market than Seller's. 5-6 months supply is a 'balanced' market with no advantage to either side. There is currently 1 commercial property listed, The Garden Centre, which is getting some interest. Though it wasn't currently listed, The Gillies Bay Store has sold after 5 years on and off the market. Thanks to Jake, JJ and family for the years of service and welcome to the new owners. An essential service if ever there was one. There is a lot of interest in real estate here and I'm doing showings daily. Texada seems to be bucking the trend of decreased sales reported in Vancouver, The Fraser Valley and even Powell River. Our paradise appears to be getting noticed. This is historically our busy time so I'll keep updating monthly.
