📊 SAINT JOHN AREA MARKET UPDATE – MAY 2026 🏡
If you've been wondering what's happening in the local real estate market, May's numbers tell an interesting story.
✅ Home prices continue to rise
The average detached home sold for $397,663, up 6% from May 2025.
✅ Sales remain steady
There were 252 homes sold in May, virtually identical to 2024 (253 sales), though down 7% from last year's pace.
✅ Inventory is improving
With 1,395 active listings across the MLS®, buyers have more options than we've seen in recent years.
✅ Nearly $90 Million in real estate changed hands
Total sales volume reached $89.7 million, up 2% year-over-year.
📍 Rothesay & Quispamsis continued to lead the region with 41 detached home sales in May and an average sale price of $568,510.
📍 East Saint John remained one of the busiest areas, recording 42 detached home sales during the month.
💡 What does this mean?
The Saint John market is becoming more balanced. Buyers have more choice, but well-priced homes are still attracting strong interest and values remain healthy across much of the region.
