📊 June 2026 Greater Saint John Market Update 🏡

The headlines might suggest the market slowed in June... but the full story is much more encouraging.

Here's what happened across the Greater Saint John area:

🏠 246 homes sold (⬇️ 12%)
📈 532 new listings (⬆️ 15%)
💰 Average detached sale price: $364,898
📉 Sales volume: $80.2M

So, should we be worried about the drop in the average price?

Not necessarily.

Last June saw considerably more luxury home sales, including several properties selling for over $800,000 and over $1 million. This June, there were far fewer high-end sales, which naturally pulled the average down.

On top of that, City Centre and Kings County each recorded just one detached home sale in June. With such a small sample size, those neighbourhood averages can swing dramatically from month to month and aren't a reliable indicator of overall market values.

The real story?

✅ More listings mean buyers have more choice.
✅ Well-priced homes are still selling.
✅ Our market continues to move toward a healthier, more balanced pace.
