I hear this a lot, and I completely understand wanting everything to align.

But the truth is that there is rarely a perfect moment where everything lines up exactly the way you imagined.

The market will shift. Interest rates will change. Something will always feel uncertain. There will always be a reason to wait.

What actually matters is whether moving makes sense for your life right now.

What I’m seeing from May is a market that feels more balanced than it has in the past years.

Buyers are seeing more options come to market, which means a little more time to think and compare before making a decision.

For sellers, homes are still selling, especially when they’re priced appropriately and presented well, but buyers are being more selective than they were during the peak frenzy years.

What does that mean ?
It means strategy matters more than pressure.

Short trip, big memories.

Met one of my besties in Toronto for a weekend of laughs, catching up, and apparently becoming a Luke Combs fan. 🤣

Saturday we created our own little pub crawl and somehow managed to put in over 18,000 steps. The plan was to take a photo at every stop... the enthusiasm in the first photo versus the last tells the whole story. We eventually gave up on that idea. 😂

Rain? Check.
Spontaneous plans? Check.
Great company? Absolutely.

At one point she said, “I’m thankful I have a friend like you who just rolls with the punches.”

And honestly, I’m thankful for friends worth hopping on a plane for.

Love you, friend. Thanks for making me sit in the rain and listen to your favourite artist! 🎶❤️

We actually started talking about this move last year. We discussed strategy, what improvements were worth doing, what wasn’t necessary, paint colours, timing, pricing, and all the little decisions that come with preparing a home for the market.

One of the most important parts of my job is helping clients separate emotion from strategy. That’s not always easy when you’ve built memories in a home and see its value through the experiences you’ve had there.
