The prettiest house on your feed isn't always the best value.

A freshly renovated home can absolutely be worth paying more for, especially if the work was done properly.

But don't overlook the slightly dated house with:

✔️ A great location
✔️ Solid bones
✔️ A good floor plan
✔️ Updated mechanical systems
✔️ The garage and yard you actually want

Paint, lighting, hardware and flooring can all be changed.

Location, lot size and your neighbour's garage being six inches from your kitchen window? Not so much. 😂

Sometimes the best opportunity is the house everybody else scrolled past because the kitchen wasn't Instagram-ready.

That’s where having a good eye ,and knowing what’s expensive to change versus what isn't, can pay off.

When you’re house hunting, it’s easy to get distracted by the shiny stuff.

The new kitchen. The finished basement. The giant ensuite.

But here’s what I always tell buyers: you can change a lot about a house. You can’t move it.

Before you fall in love with the countertops, think about the things you’ll actually live with every day:

🏡 How long is the commute?
🏡 Where are the kids going to school?
🏡 Can you walk the dog somewhere nearby?
🏡 Is there enough parking?
🏡 What’s the neighbourhood like at 7 PM, not just 2 PM on a showing day?
🏡 Are you close to the things you actually do?

Sometimes the house that checks 8/10 boxes in the right location is a much better buy than the 10/10 house in the wrong one.

Buy the lifestyle first. Then make the house yours.

FUN FACT FRIDAY 🏡
A finished basement can absolutely be a selling feature, but it doesn’t automatically add back every dollar you spent finishing it.

Buyers still look at the layout, ceiling height, natural light, quality of the finishes, functionality, and how the space fits the rest of the home. A well-designed basement that adds usable living space? Huge bonus. A poorly planned one? Not necessarily the return you might expect.

If you’re thinking about finishing your basement before selling, it’s worth asking whether the investment makes sense for your home, your neighbourhood, and today’s market before jumping in.

Three Things I’d Check Before Buying an Older Red Deer Home

Older homes can offer a lot of value—established neighbourhoods, larger lots, mature trees and plenty of character. But before you get attached to the layout or the location, there are a few important things worth looking at closely.

First, I’d pay attention to the foundation. Cracks don’t always mean there’s a major problem, but uneven floors, water staining, shifting walls or doors that no longer close properly can be signs that deserve a closer look.

Second, I’d check the home’s major mechanical systems. The age and condition of the furnace, hot water tank, electrical panel, plumbing and roof can have a big impact on what the home will cost you after possession. A lower purchase price can lose some of its appeal if several major replacements are coming up at once.

Third, I’d look for evidence of past renovations or moisture problems. Fresh paint and updated finishes can look great, but it’s important to know what’s underneath. Ask whether permits were pulled, whether the work was completed professionally and whether there has ever been water damage in the basement, attic or around windows.

An older home doesn’t have to be a risky purchase. You just need to know what you’re buying—and where the potential costs may be hiding.

More Listings, More Decisions: How Buyers Can Narrow Down Their Options

Having more homes to choose from can be a good thing, but it can also make the buying process feel overwhelming.

The goal isn’t to view every home on the market. The goal is to identify the homes that actually fit your needs, budget and long-term plans.

Before booking showings, start by separating your must-haves from your nice-to-haves. Consider the location, property type, monthly costs, condition of the home and any renovations or repairs you’re willing to take on.

Once those priorities are clear, it becomes much easier to eliminate properties that look good online but don’t make sense in real life.

A focused search saves time, reduces confusion and helps you recognize the right property when it comes along.

More choices are only helpful when you have a clear strategy.
