Sold for 20K over asking! 😮

This cozy Parkridge bi-level is officially off the market and the sale couldn’t have gone any smoother! 🥳

‼️ Every single potential buyer who went through the home expressed immediate interest in the property. All but ONE buyer submitted an offer, knowing they were about to compete!

🍪 How? My sellers listened to every suggestion I had to get their house ready for the market and when it came to showings - they took it seriously! Cookies on the counter, light music in the background, all lights on, family photos away and a meticulously clean home. They created such an appealing atmosphere that buyers were able to envision themselves living there.

💰We priced the home strategically based on market comparables, their goals and what would attract buyers through the door.

📝 Because this was a place of memories and family bonding for 28 years, this house meant more to the sellers than just a price tag. With multiple offers at a similar price range, ultimately a carefully crafted letter from the buyers won them over! They knew their beloved home would be loved and appreciated by the new buyers for years to come.

How do you know when you’ve found the “one”? Maybe it’s the excitement your kids have running from room to room, picking which bedroom will be theirs. Maybe it’s the smile on your dad’s face, saying “thank you” for showing him the house and that it’s a “breath of fresh air” compared to the other properties you’ve visited. Maybe it’s the way that despite it being a bathroom short for your family, you’re willing to put in the work to make that addition down the road. Maybe it’s just a feeling…

Whatever it is, this multi-generational family knew they found their home from the moment they walked through the door and it’s a feeling that reminds me as a Realtor, why this job is so special.

YQR Charity Spike is back for year two! 🏐 Last year we raised just over $2000 for the Leukemia & Lymphoma Society, with 14 teams battling it out for cash prizes.

This co-ed 4’s tournament (minimum one player of the opposite gender) will be back at the Rugby Courts on Saturday, August 17th. Both competitive and recreational divisions available.
