Homes Are Selling Fast and Prices Aren’t Slowing Down!

Saskatchewan’s housing market is staying tight and that’s pushing prices up fast.
In April, home sales were still strong and higher than the long-term average. The real issue is supply. New listings are improving a bit, but they’re still more than 20% below normal and many homes that hit the market are selling almost immediately!
Simply put, there aren’t enough homes for the number of buyers out there! Because of this, prices keep hitting record highs for the second month in a row.
The average home price in the province is now around $347,300, up about 5% from last year.

Another Month, Another Record: Regina Home Prices Keep Climbing

In Regina, the market is still very active. Sales are slightly down from last year but remain well above average. The bigger issue is supply once again, new listings are down and homes are selling quickly.
There’s currently only about 1.6 months of supply in Regina, and closer to 1.2 months when you remove conditionally sold homes. That means very few properties are actually available for buyers.
As a result, prices continue to climb. Regina hit another record benchmark price of $345,700 in April, up from March and about 4% higher than last year.

Bottom line: prices are rising almost everywhere in the province. Low supply and steady demand are continuing to push values higher.

If you’re making an offer on a house, you may be exclusively focused on the price, but what if the seller gets two offers at the same price? 

Sellers are thinking:
Will this deal actually close?
Will this be easy or a headache?
Any last-minute surprises?
Is this buyer going to nitpick everything in an inspection?

What Makes a House Offer Stronger?
Aside from the price, take a look at what can make a house offer stronger (or weaker):

Conditions
Conditions protect the buyer, but add risk for the seller since the deal can collapse if they aren’t met. Common ones include financing, home inspection, sale of the buyer’s current home, condo document review and insurance approval.
