A lot of people are waiting for a sign that the market is turning. April's numbers gave us something worth paying attention to.

Sales were up compared to the same time last year, suggesting more buyers are starting to feel comfortable making a move. Lower borrowing costs and greater certainty around interest rates are helping bring some confidence back into the market.

At the same time, prices remain relatively soft 📊

That's creating an interesting dynamic: more activity, but still opportunities for buyers who are prepared and ready to act.

Over the last couple of years, a lot of buyers got stuck in “wait and see” mode because nobody knew where rates were heading next. When people can finally estimate their payments without surprises every few months, they start paying attention again.

That’s why activity is slowly picking up in certain parts of the market, especially for families looking at townhouses and detached homes. Buyers are still cautious, though, and this market still rewards preparation over hype 📊
