Big congratulations to Calvin & Janice! 🏡

After some intense searching (we saw over 30 places!) and a few bidding battles, they’ve officially secured their forever home — a stunning 4+1 bedroom, 5 bathroom property in Aurora.

Even in a competitive market, we managed to negotiate a great deal with the sellers and make it happen. Couldn’t be happier for these two and what’s ahead in their new space.

Just Sold | 55-2665 Thomas Street, Mississauga 🏡✨

This one was a bit of a case study. We initially listed at $799,888 to test the waters and gauge interest — something I wouldn’t typically recommend in today’s buyer’s market. But this complex has always had strong fundamentals: great schools nearby, a well-run property management company with low fees ($325/month, no plans to increase without cause), and a history of steady sales even through the ups and downs of the past five years.

The response was strong — 6 offers came in — and we ultimately decided to relist at a price that better reflected the extensive upgrades in the unit: $935,000. We landed at $908,000, a solid result given current conditions.

Every sale has its own story. This one reminded me that market context matters — but so does the quality of the property, the positioning, and knowing when to pivot.
