In Mid-Q3 2026, the GTA’s average home selling price landed at $993,000, about 3% less than a year ago, continuing the gradual shift to a more buyer-friendly market. Condo apartments averaged $618,000, also below last year's level. But here’s what stands out: the smallest condos, those under 500 square feet, took the biggest hit in value and proved the hardest to sell. Buyers are now able to access more spacious properties, making these micro-units a tough sell with limited appeal for most end-users.

The data is clear: in Early-Q3, about 98% of GTA neighbourhoods with at least five condo sales saw units close below asking price, giving buyers an unusual amount of negotiating power. Even single-family homes faced underbidding in roughly 92% of neighbourhoods, but condos were especially affected as investor demand thinned and investor-geared units lingered on the market.
