Before I recommend cutting a price, I find out why the home isn’t selling. Here are the six things I evaluate.

1️⃣ Buyer feedback. If multiple buyers say the same thing after a showing about price, condition, layout, or location, I pay attention. Patterns matter, and feedback reveals what photos cannot.

2️⃣ The competition. Your home is being compared to what buyers can purchase right now, not what sold last year. If another home offers more updates, better presentation, or greater value at the same price, buyers will notice.

3️⃣ The first impression. Opinions form before buyers even step inside. Curb appeal, clutter, lighting, odours, and minor unfinished repairs entirely change how a home feels.

4️⃣ The marketing. A great home looks average online with basic photography and zero strategy. Buyers need to see the details, the flow, the lifestyle, and what makes the property worth considering.

5️⃣ The offer strategy. Lowering the price isn’t always the answer. A seller concession toward closing costs or a mortgage rate buydown can make the home more affordable for the buyer without changing your list price.

6️⃣ The relaunch. Sometimes the home needs a fresh start instead of a lower price. New photography, a better property tour, refreshed staging, and a stronger marketing angle can give the listing a real second chance.

A price adjustment can be the right move, but before asking a seller to leave money on the table, I evaluate every option to make the home compelling to today’s buyer. Often, the solution isn’t pricing it lower, it is giving the buyer more value.
