Here are the key details of the tax changes:
Tax Dropped: Ontario is waiving its 8% provincial portion of the HST for eligible new home purchases.
Expanded Eligibility (2026): Originally targeted only at first-time buyers, the government announced on March 25, 2026, that this exemption will be extended to all buyers of newly constructed homes, including primary residences and rental properties.
Timeframe: The tax relief applies to agreements of purchase and sale entered into between April 1, 2026, and March 31, 2027.
Maximum Savings: For new homes valued at $1 million or less, buyers can receive up to $130,000 in combined provincial and federal HST relief.
Price Thresholds: The maximum rebate applies to homes valued up to $1.5 million, with a reduced, proportional rebate available for homes up to $1.85 million.

This measure is meant to complement the federal government's existing 5% GST rebate on new homes, effectively eliminating the full 13% HST for many buyers for a one-year period.
