Is the market finally shifting?

​I’ve got the April 2026 stats right here, and we’re seeing some interesting changes compared to last year.
​First, sales are down. We saw 152 sales this month, compared to 171 at this same time last year.

​Inventory is also feeling a bit tighter. We had 351 new listings hit the market this month, while last year we saw 360.
​But here is the big surprise: despite fewer sales, the speed of the market hasn't changed at all. Homes are still selling in an average of just 22 days—which is the exact same pace we saw last year.
​Prices have adjusted slightly, though. The average list price dropped from 538,535 dollars last year to 528,453 dollars today.
​The current average sale price is sitting at 512,600 dollars.
​If you’re looking in the 400 to 600,000 range, it’s still a seller's world with less than 3 months of inventory.
​But for luxury buyers over 1.3 million, supply has jumped to 8.6 months, giving you a lot more leverage.
​Overall inventory is at 3.9 months.
