112 homes sold last month across our local communities, with an average sale price of $491,391 (median $461,200). New listings came in at 279.

One number most market reports skip: True Market Exposure, our own measure of how long homes are genuinely active on the market, factoring in relists rather than just a single listing's day count. This month it sat at a median of 38.5 days, more informative than days-on-market alone.
