Sales across Sarnia-Lambton's detached home market are down 11% so far this year compared to the same point in 2025, even as new listings ticked up 2.7%. More homes coming to market, fewer of them selling: that combination is exactly how a market starts tilting back toward buyers.

Here's what it means depending on where you sit:

For Sellers: pricing strategy matters more now than it did a year ago. Properties priced to market are still selling for 96% of their original asking price and moving in a median of 23 days, both unchanged from last year. The gap is showing up for homes that are priced ahead of the market, where competition from new listings makes overpricing more costly.

For Buyers: more inventory means more choice and a bit more room to negotiate. But don't read "more listings" as "everything is sitting." One in five homes is still selling at or above asking price within a few weeks, the well-priced, well-presented homes are not slowing down.

For Homeowners not currently selling: the headline drop in median sale price (down about 4% year over year) is mostly a story about which homes are selling, not a broad decline in what your home is worth. If you're curious where your specific property sits, that's a conversation worth having now rather than waiting.
